Goyal Orchid Whitefield stands in Immadihalli in Whitefield, pincode 560066, and Whitefield Main Road is close enough to reach on foot. Whitefield is one of the larger parts of greater Bangalore, and many big IT companies run offices here, so a short office commute is the main draw for most buyers.

Heading into the city, you have two main choices. One road takes you through Mahadevapura, and the other goes by way of Marathahalli. Which one is quicker depends on the hour, so test both at your usual time before you settle on this address.

Weekend shopping means a trip to Inorbit Mall or Phoenix Market City, both in the wider area. For hospital care, the Sri Sathya Sai hospital (Institute of Higher Medical Sciences) is close by. If you do not drive, BMTC buses cover the locality well. The developer has not published distances to these places, so check the drive times yourself. Also walk the approach lane from the main road at peak hour to see how busy it gets.

Goyal Orchid Whitefield was built in six layouts, all quoted as built-up area. Two-bedroom buyers pick between the Nano (roughly 750 sq ft) and the standard plan (roughly 1,173 sq ft). The 2.5-bedroom layout comes to roughly 1,350 sq ft. Three-bedroom plans are roughly 1,564, 1,574 and 1,596 sq ft. Carpet areas are not published, so ask the seller for the sale deed, which should state them.

Inside, the builder specification lists an RCC frame, vitrified tiles in the living, dining, bedrooms and kitchen, and anti-skid ceramic tiles on balconies and utility areas. The kitchen has a granite counter, a steel sink and a hot and cold mixer.

With the developer sold out, no list price applies. As a completed resale, GST is not charged, but stamp duty and registration are. Ask the seller for a written breakup of:

• The agreed price and the area it is based on
• Car parking, and whether it is covered or open
• Any furniture or fittings included
• Pending maintenance and association dues
• Stamp duty and registration on the full value

Goyal Orchid Whitefield has no RERA registration number published by the developer. Its approval is shown as BBMP/BDA. If you want to confirm the registration, search the project name on the Karnataka RERA portal at rera.karnataka.gov.in, though for a completed building the handover papers carry more weight.

Since the flat is a resale, most documents come from the seller. Ask for:

• The occupancy certificate for the block your flat is in
• The sanctioned building plan showing the unit
• The seller's registered sale deed and any earlier deeds
• An encumbrance certificate for the last 13 years
• Khata in the seller's name and the latest property tax receipt
• A no-dues letter from the owners' association
• A bank closure letter if the seller has a home loan on the flat

Your own purchase will be registered on a fresh sale deed. After registration, apply to move the khata and the electricity account into your name. Also collect the car parking allotment letter, so there is no dispute later about which bay comes with the flat.

Goyal Orchid Whitefield places five 18-floor blocks on 7 acres, with 492 households sharing the common facilities. The developer has not published the share of open land, so walk the grounds and ask the association for the approved site plan. Pictures in the brochure are renders as planned by the developer, but here you can check what was actually built.

For the fitness-minded, a day could begin with yoga, a session in the gymnasium or a few laps of the jogging track, then a swim. Racquet players can book the squash, badminton or tennis courts, and there are other outdoor courts as well. The health centre is on site too.

Later, the library, billiards table and games room offer quieter ways to spend an evening. Children have a play area and an activity area, and the landscaped gardens are there for a walk. Small needs can be met at the retail spaces and the cafeteria. For larger gatherings, there is a community hall, a clubhouse and a party area. Ask the association what the monthly maintenance is and which facilities are fully working today.
