If yours is elsewhere, Hennur connects by road with the Outer Ring Road, which opens up the eastern and northern tech corridors.

Flying often? The international airport is reachable by road from Hennur, which makes this a practical base for frequent travellers. The developer has not published distances to specific schools, offices or the airport, and no pincode or full street address is on file. Ask for the exact site location, then drive your office route at peak hour and try the airport run once before you decide.

Also look at the approach road from Hennur Main Road to the gate. Traffic on the main road, and space for visitors to park, can shape your day more than any landmark.

• Maintenance deposit and any pending dues
• Stamp duty and registration on the full value

Goyal Orchid Woods has no published RERA registration number, and its approval is shown as BBMP/BDA. You can search the project on the Karnataka RERA portal at rera.karnataka.gov.in, but for a building finished in 2015 the handover documents tell you more.

Ask to see these before you pay anything:

• The occupancy certificate for the building
• The sanctioned plan with your flat marked on it
• Title documents for the 3 acres and a recent encumbrance certificate
• Khata for the flat and the latest property tax receipt
• A no-dues letter from the owners' association

If the developer is selling an unsold flat, ask for the draft sale deed and confirm that the occupancy certificate covers that unit. If an owner is selling, also ask for the seller's own sale deed and a loan closure letter from the bank, if the flat was mortgaged.

Either way, your purchase will be registered on a sale deed in your name. After that, transfer the khata and electricity account, and get the parking allotment in writing.

Goyal Orchid Woods fits its whole community on 3 acres, so it is a compact setting rather than a large township. The developer has not published the number of flats, towers or the share of open space. Ask the association for the site plan, and treat any pictures as renders as planned by the developer until you have walked the grounds.

A usual day here could begin with a run on the jogging track or a workout in the gymnasium, with a swim in the pool to finish. On weekends the basketball court tends to draw the teenagers, and younger children have a play area close to home.

The clubhouse and party area are where birthdays and family events happen. With a shorter amenity list than a big township, maintenance should be simpler, but ask what the monthly charge is and how the association funds repairs. Otis or equivalent lifts are listed for each tower, with round-the-clock security, intercom and CCTV at key points. Check that all of these are working on your visit, since the building has been in use since 2015.
