Grand La Palazzo Villas stands at Muthanallur, off Sarjapur Road, close to Bommasandra, pincode 560099. This is the southern stretch of the Sarjapur corridor, where villa layouts have come up on what was farmland not long ago.

Being off the main road rather than on it cuts traffic noise at home, but it also means a stretch of smaller road before you join Sarjapur Road each morning. The developer has not published distances to offices, schools, hospitals or shopping, so none are given here.

That makes a trial run worth the effort. Drive from the gate to your workplace at the hour you usually leave, and repeat the trip in the evening. If you have school-going children, find the schools you would use and time those runs as well. Note where the nearest hospital with an emergency ward is.

Villa families often keep two cars and host visitors, so look at the width of the approach road and whether it floods in the rains. Ask residents who have already moved in how reliable power and water have been since handover.

Grand La Palazzo Villas has only four-bedroom villas, in three sizes quoted as built-up area. Plot areas and carpet areas are not published, so ask for both.

At the lower end of each band, all three work out to about Rs. 8,700 per sq ft. The gap within a band is a few lakh, and it usually follows the plot, so ask what makes the dearer villa dearer.

A finished villa with its occupancy certificate carries no GST; stamp duty and registration apply to the full value. Ask for a cost sheet that shows:

• The base price, built-up area and plot area
• Any corner, park-facing or road-facing premium
• Car parking and whether it is inside the plot
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration

Walk through the exact villa too, and check fittings and finishes against the brochure before you sign.

Grand La Palazzo Villas has no RERA registration number published by TBC Home Infra Corp. A villa project of 160 homes that was still being sold during construction would normally need one, so ask for it and check it at rera.karnataka.gov.in before you pay.

Because the villas are finished, the documents to collect are the completion papers:

• The occupancy certificate covering your villa
• The approved building plan and the approved layout plan
• The land conversion order for the 12.5 acres
• Title documents and an encumbrance certificate for your plot
• Khata for the villa and the latest property tax receipt
• A draft sale deed stating both the plot and built-up areas

If an owner is reselling, also ask for their registered sale deed and a no-dues letter from the association.

Your purchase is completed on a registered sale deed in your name. After registration, apply for the khata transfer and move the power and water connections. Keep the builder's warranty papers and the list of fittings, since defects in a new house often show in the first year.

Grand La Palazzo Villas places 160 villas across 12.5 acres, with a clubhouse and shared green spaces for the whole community. The share of land kept open has not been published, so ask for the approved layout plan and find your villa on it. Pictures in the brochure are renders, as planned by the developer; since the villas are built, compare them with what you see on the ground.

Mornings could begin with the aerobics and yoga room, a round of the jogging track, or the gymnasium, followed by a swim in the pool. There are multiple sports courts for those who prefer a game, and a kids' play area for the younger ones.

Later in the day, the landscaped gardens and gazebos are the place for a slow walk or a chat with neighbours. The indoor games zone takes over on rainy afternoons, and the cafe saves a trip outside for a quick coffee. The community party hall suits birthdays and gatherings too large for a living room. Since possession began only in November 2025, ask which facilities are fully open and how maintenance is billed.
