Guru Punvaanii Properties

Most of what Guru Punvaanii Properties sells around Bangalore is land, so buying from them usually means a plot on the city's outer edge. Their layouts are in Anekal, Attibele, Bidadi, on Tumkur Road and in Rajarajeshwari Nagar. The one exception is a villa project on Mysore Road.

The company was founded in 2019 and is based in Bengaluru, and it also works on industrial property. Two of its layouts are complete: Guru Punvaanii Eka Plots in Anekal, on about 41 acres, and Guru Punvaanii EXOTICA Plots in Attibele. Guru Punvaanii ETASHA Plots on Tumkur Road is marked ready, while the Bidadi, second Anekal and Rajarajeshwari Nagar layouts are still being developed. Guru Punvaanii Elegance Villas on Mysore Road is under construction, with possession from December 2027 onwards.

For any plot, check the RERA registration of that exact layout on the state portal. Ask which authority approved the plan and see the land conversion order. Walk the site to confirm that roads, drains, water and power are in place, not only drawn. For the villas, ask whether you buy the plot and the house under one agreement or two, since that changes the tax and loan terms.

Plot prices start from about Rs. 36.6 Lakhs in Bidadi and run to about Rs. 59.4 Lakhs on Tumkur Road. Most sizes are 30 x 40, 30 x 50 and 40 x 60, which suit a family planning to build later. The smaller 20 x 40 sites in Rajarajeshwari Nagar suit a tighter budget. The 4 BHK villas, from about Rs. 1.65 Crore, suit buyers who want a finished house.
