TVS Emerald Green Enclave Harmony

TVS Emerald Green Enclave Harmony opens onto Mangadu Road at Paraniputhur, close to Iyyappanthangal, in the wider Porur area of west Chennai. The neighbourhood is older and long settled. Schools, hospitals and shops already operate across the area instead of being promised for later. The developer has not published distances to any of them, so none are quoted here.

For your commute, the real question is which direction you travel each day. Guindy lies towards the city and Poonamallee lies further west, and both are reached by road. Drive each route at your normal hour before deciding, because the approach roads, not the map, will set the length of your day.

Inside the enclave, internal roads give children space to cycle and walk, away from the main road. On a visit, check the stretch from Mangadu Road to the gate after dark and how easily you can find an auto or a bus at peak hours. Ask how many parking bays come with each flat and where visitors park. Weekday evenings are the best time to judge the traffic you will actually live with.

TVS Emerald Green Enclave Harmony offers three plans, all measured as built-up area. The entry plan is the 2 BHK Premium: roughly 860 sq ft for Rs. 57.9 Lakhs, close to Rs. 6,700 per sq ft. Next comes the 3 BHK Premium, roughly 1,208 sq ft for Rs. 77.9 Lakhs, near Rs. 6,400 per sq ft. The Grand version gives roughly 1,565 sq ft for Rs. 1.02 Crore, around Rs. 6,500 per sq ft.

These are starting figures. Carpet areas have not been published, so ask for them and compare the usable room sizes, not only the headline area. In a four-floor block, the gap between ground and top floor is small, but facing and corner position can still move the price.

A completed flat with its completion certificate carries no GST. Stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Car parking and how many bays are included
• Clubhouse membership and any one-time charges
• Maintenance deposit and the monthly maintenance rate
• Stamp duty and registration on the full sale value

TVS Emerald Green Enclave Harmony has no RERA registration number published by the developer. Ask TVS Emerald for it and look it up on the Tamil Nadu RERA portal (TNRERA) before you pay a token amount. The entry names the promoter, the approved plan and the declared completion date for each phase.

A completed home should come with completed papers. Ask to see:

• The completion or occupancy certificate for your tower
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the land
• A draft sale deed stating the built-up area and the undivided share of land
• The latest property tax assessment, if one has been issued
• Your bank's approval of the project if you are taking a loan

If you are buying from an earlier owner rather than from TVS Emerald, add their registered sale deed and a no-dues letter from the residents' association. After registration, move the property tax account and the electricity connection into your name. Keep a signed handover note that lists any snags still to be fixed.

TVS Emerald Green Enclave Harmony sets four low towers of four floors each on 9.4 acres, with 250 homes between them. With so few floors, most of the site is left for gardens, courts and paths rather than parking decks. The developer has not published the open-space share, so ask for the approved site plan. Any images shown are renders as planned by the developer unless you see the space built.

A weekday could start on the jogging and skating track or in the yoga and activity area, followed by a session in the gymnasium. The clubhouse covers 13,000 sq ft and holds an AV room for film nights plus a games room for rainy days. After school, children head to the play area, while older ones pick one of the several sports courts.

Evenings suit the swimming pool and the landscaped seasonal gardens, which change with the months. Birthdays and family functions go to the multipurpose party areas, and the amphitheatre hosts larger gatherings. Since the project is complete, walk through each facility on your visit. Ask what the monthly maintenance charge is and what it covers before you commit.
