Hiranandani Calgary stands in Devanahalli, in the far north of Bengaluru, the belt around the international airport. For frequent flyers that is the main draw. Road links from here run south into the rest of the city as well as to the terminal.

The area has seen planned townships, schools and hospitals come up, along with supermarkets, brand stores and restaurants. The developer has not published the names of any of these or the distances to them, so none are quoted here. No street address has been published either, so ask for a pinned location before you visit.

Devanahalli is far from the older business districts, and that shapes daily life. If you work in Whitefield, Electronic City or the central business area, drive the route at peak hour before you decide. Check how far the nearest school, clinic and grocery store are from the gate. Spend an evening in the area too, since newer suburbs can feel quiet after dark.

Hiranandani Calgary lists four layouts. At about 1,188 sq ft, the two-bedroom plan is the smallest. Three-bedroom plans range from about 1,440 to 1,540 sq ft, with four-bedroom plans at around 1,633 to 1,668 sq ft. A 2.5 BHK is offered, but its area has not been published. Whether these figures are carpet or super built-up area is not stated, so ask.

No prices have been published for any layout; the developer shares them on request. Without a price, no per-sq-ft rate can be worked out, so get a written quote before you compare. The finishes include vitrified tiles in the living areas, a teak-framed main door and branded bathroom fittings.

No GST applies to a finished flat with an occupancy certificate. Stamp duty and registration always do. When you get the quote, ask for a cost sheet that shows:

• The price and the exact area it is based on
• Floor and facing premiums, if any
• Car parking and the number of bays
• Pending maintenance and the association corpus
• Any transfer fee
• Stamp duty and registration

Hiranandani Calgary has no RERA number published by the developer, though it was handed over from June 2018. Search the Karnataka RERA website, rera.karnataka.gov.in, by project or promoter name to see if an entry exists. The project is described as BBMP/BDA approved. Since Devanahalli lies outside the core city, ask which authority actually sanctioned the plan, and see that document.

For a finished flat, ask for these before you pay an advance:

• The occupancy certificate for your building
• The sanctioned building plan showing your flat
• Title deeds and an encumbrance certificate for at least 15 years
• The khata extract and latest property tax receipt
• A no-dues letter from the owners' association
• For a resale, the seller's registered sale deed and loan closure letter

A property lawyer should check that the flat number and area in the deed match the approved plan. A completed home changes hands through a registered sale deed. After registration, move the khata and the electricity account into your name.

Hiranandani Calgary is part of a development spread over 80 acres. The developer has not published how many homes or towers Calgary itself has, or the share of open space. Ask for the approved site plan, and walk the grounds, since the buildings are already up and occupied.

Life here is built around sport. A weekend might start with tennis or a game of volleyball, then a swim and a session in the gym. The jogging track loops the grounds for an early run, and children have their own play area.

Indoors, there is space for table tennis, snooker and other games, which helps on rainy afternoons. The meditation hall gives you a quiet room away from the flat. Lifts are of a branded make, with intercom, CCTV and round-the-clock security, and power backup covers the lifts, common areas and pumps. As the project has been lived in since 2018, check the state of the courts and pool. Ask what the monthly maintenance charge is.
