Hiranandani Cottages has its address at Ward 1, Crossgate, Prasanahalli village in Devanahalli taluk, near Chikkasanne, pincode 562110. This is the north of Bengaluru, the belt that has grown around the international airport. If you fly often, the short run to the terminal is the headline benefit.

Road links from Devanahalli reach the rest of the city as well as the airport. The area has seen schools, hospitals and planned townships come up, along with supermarkets and restaurants. The developer has not named any of them or published distances, so none are quoted here.

A house this far north changes the shape of a week. Groceries and a clinic may be a drive rather than a walk, although the retail spaces inside the gate help with small needs. Before you commit, drive from the gate to your office and your children's school at peak hours. Time the return in the evening too, and find the nearest hospital with an emergency ward.

Hiranandani Cottages follows one plan for every home: a two-floor cottage with 4 BHK, built on a 30 x 60 plot with roughly 2,800 sq ft of built-up area. Ask for the floor plans of both levels with room sizes, and check the setbacks and garden space around the house.

Prices start at Rs. 2 Crore, which works out to about Rs. 7,150 per sq ft of built-up area. That rate also buys the land under the house, so it is not directly comparable with a flat. Corner or park-facing cottages may cost more. As the homes have been in use since 2015, ask about repairs, repainting and any extensions.

No GST applies to a finished home with an occupancy certificate. Stamp duty and registration always apply. Ask for a cost sheet that shows:

Hiranandani Cottages has no RERA number published, though the community was handed over from December 2015. Search the Karnataka RERA website, rera.karnataka.gov.in, by project or promoter name to see if an entry exists. The project is described as BBMP/BDA approved. As Prasanahalli lies in Devanahalli taluk, ask which authority sanctioned the layout and building plans, and see the papers.

A cottage is part land, part building, so the file is larger than for a flat. Ask for:

• The occupancy certificate for your cottage
• The approved layout plan and the sanctioned building plan
• The land conversion order for residential use
• Title deeds and an encumbrance certificate for at least 30 years
• The khata extract and latest property tax receipt
• For a resale, the seller's registered sale deed and a no-dues letter

Have a lawyer check that the plot number, plot size and built-up area in the deed match the plans. The home changes hands through a registered sale deed. Afterwards, move the khata and the utility connections into your name.

Hiranandani Cottages holds 167 two-storey cottages with shared gardens and sports areas. The total land area has not been published, so ask for the approved layout plan. Walk the internal roads to see how the houses, courts and clubhouse are placed.

A Saturday here could begin with a run on the jogging track or a set of tennis, then a swim or a gym session. Children have a kids' play area and an activity area, and teenagers get basketball and badminton courts. The clubhouse holds a games room with table tennis, and a library for quieter hours.

Evenings suit a walk through the landscaped gardens, and birthdays go to the party area. Retail spaces inside the community cover daily needs, maintenance staff look after the common areas, and backup power runs round the clock. Because families have lived here since 2015, judge the upkeep yourself on a visit. Ask what the monthly maintenance charge is and how the association budgets for repairs.
