Hiranandani Devanahalli Plots has its address at Ward 1, Villas, Prasannahalli Village, in Devanahalli Taluk, pincode 562110. Devanahalli is the region that has grown up around Kempegowda International Airport, on the northern side of Bengaluru. The developer has not published distances, so none are quoted here.

For schools, a hospital visit or the weekly shop, Devanahalli town is the nearest centre. For a larger outing, Yelahanka is reached by road, as is the airport, which makes this a practical base for anyone who flies often. A car will be part of almost every trip outside the gates.

Since you will be building a house to live in for years, test the area before buying. Drive from the plot to your office in the morning rush, and back in the evening. Visit the nearest school and hospital you would use, and look at the approach road to the layout in the rains as well as in the dry months.

Hiranandani Devanahalli Plots offers two kinds of plot. The standard one is 40 x 60 feet, or 2,400 sq ft, priced from Rs. 1.14 Crore; that is about Rs. 4,750 per sq ft of land. Odd-sized plots start at Rs. 1.38 Crore, but their dimensions have not been published, so the rate on them cannot be worked out. Ask for the exact area and shape of any odd plot you are offered.

The published prices are starting points only, so ask whether corner or park-facing plots carry a premium. Plots are handed over from March 2021 onwards, so the land is ready, but your spending continues into the build. Ask the developer to confirm in writing whether any GST applies. Stamp duty and registration are payable on every purchase. The cost sheet should show:

• Base price and the plot area it is charged on
• Any premium for corner, park-facing or wider-road plots
• Clubhouse membership and the maintenance deposit
• Development or infrastructure charges, if any
• Stamp duty and registration on the plot value

Then budget separately for the house itself: design, plan sanction and construction.

Hiranandani Devanahalli Plots has no RERA registration number published for this layout. Ask House of Hiranandani for it and check it on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a booking amount. Land needs more checking than a flat, because the paper trail starts with the farmland itself.

Ask the developer for:

• The conversion order changing the land from agricultural to residential use
• The approved layout plan showing your plot number and roads
• The release order for your plot from the planning authority
• A recent encumbrance certificate for the plot
• The title documents for the whole layout
• Khata for the plot and the latest tax receipt

Have a lawyer check that your plot number appears on the released list and that the plan dimensions match the ground. At registration you sign a sale deed for the plot. Before you build, you will also need a building plan sanctioned in your own name.

Hiranandani Devanahalli Plots is part of a 76-acre development, and plot owners share its clubhouse and grounds. The developer has not published the open-space share or the road widths, so ask for the master plan and mark where your plot lies against the clubhouse, the gardens and the main gate. Any images you are shown are as planned by the developer, and since the campus is finished you can walk it to compare.

While your house is being built, the facilities are already running. Once you move in, a morning could start on the jogging track or in the gymnasium, followed by a swim in the pool. Children have a kids' play area and an activity area, and the outdoor courts suit an evening game.

The games room in the clubhouse covers a rainy day, and the landscaped gardens are there for a slow walk after dinner. Ask what the monthly maintenance charge is for plot owners, whether it starts before you build, and who runs the clubhouse day to day.
