Hiranandani Hillcrest

Hiranandani Hillcrest stands in Hulimavu, just off Bannerghatta Road in south Bengaluru. Hulimavu is a residential suburb, set back from the busier roads of central Bengaluru, which is a large part of its appeal. The developer has not published distances to offices, schools or stations, so none are quoted here.

Daily life is well served nearby. Schools and colleges, health centres and banks are in the area, and restaurants and supermarkets are close enough for an ordinary evening errand. Bannerghatta Road is the main artery for getting anywhere further, whether that is an office, a mall or a hospital visit.

The quiet comes with a trade-off: most commutes still start by joining Bannerghatta Road, which slows at peak hours. Drive your own route to work on a weekday morning and back in the evening, and time the trip to the school you would choose. The building has been finished since 2017, so what you see is what you get.

Hiranandani Hillcrest has one home type: a three-bedroom plan quoted at about 1,885 sq ft of built-up area. The published range for that plan runs to about 2,233 sq ft, which points to larger versions, so ask which one you are being shown. Carpet areas have not been published; ask for them and measure the bedrooms on your visit.

At this size, all three bedrooms can take a double bed, and the living and dining spaces have room for a family that entertains. Check where the balconies face and which rooms get morning light, since the building is finished and you can see it for yourself.

No price or rate per sq ft is published, so a per-sq-ft figure cannot be worked out. A home with an occupancy certificate carries no GST; stamp duty and registration apply to every purchase. Ask for a written cost sheet showing:

• Base price and the area it is charged on
• Car parking and the bays included
• Clubhouse and maintenance deposit
• Any dues the seller must clear
• Stamp duty and registration on the full value

Hiranandani Hillcrest is missing a published RERA registration number. Ask House of Hiranandani whether one was issued and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The approval named for the project is BBMP/BDA; ask to see the sanctioned plan itself.

Possession has been given since December 2017, so this is the purchase of a finished home. Ask for:

• The occupancy certificate for your tower
• The sanctioned building plan marking your flat
• Title documents and a recent encumbrance certificate
• Khata for the flat and the latest tax receipt
• A no-dues letter from the owners' association, for a resale
• Bank release of the original papers, if the seller has a loan

A completed home is registered on a sale deed, not an agreement to sell. Once it is registered, move the khata and the electricity account into your name. Have a lawyer check the whole title chain before you pay an advance.

Hiranandani Hillcrest covers 38 acres, and its courts, pool and play spaces are open to all residents. The developer has not published the tower count or the open-space share, so ask for the site plan and see where your tower stands. Any image you are shown is as planned by the developer; the finished campus is there to compare.

Few campuses cater to sport this broadly. A weekday could start with squash or a swim, and after work the choice runs from tennis and badminton to basketball and a net session on the cricket court. The gymnasium covers the rest.

When the weather turns, snooker, a pool table and other indoor games take over. Children have their own play area, and the meditation hall is the quiet room on a busy campus. With the facilities in use since 2017, walk the courts and the pool, and ask the association what the monthly maintenance charge covers.
