Hiranandani Horizon

Hiranandani Horizon Overview

Hiranandani Horizon is a completed apartment project by House of Hiranandani in Bannerghatta Road, south Bangalore, off Bannerghatta Main Road, with possession given from April 2018. It offers 3 BHK and 4 BHK homes, and the smallest is larger than many four-bedroom plans elsewhere, so the flats can be seen and measured as built. It suits south Bengaluru buyers who find most three-bedroom flats too tight. Rooms at this size allow a separate study, a guest room or a home gym without giving up a bedroom.

Two layouts are listed, both as built-up area. The three-bedroom plan is about 2,527 sq ft, with a published range up to about 2,610 sq ft, and the four-bedroom plan is about 3,455 sq ft. The campus is gated, with security, and is given as 38 acres. Tower, floor and unit counts have not been published. Ask for the site plan to see where each tower stands in the gated campus.

Prices and the per-sq-ft rate are shared on request only. Because the building is finished, ask early whether House of Hiranandani still holds any homes, or whether you will be buying from an owner. The answer affects the price you can negotiate and the documents you must collect. A finished home also carries no GST once it holds an occupancy certificate, so the extra costs are mainly stamp duty and registration. Get every quote in writing.

Horizon suits a family that wants room above all, perhaps with parents living in, and that prefers a finished home to a construction timeline. It also suits someone working towards Electronic City or along the NICE corridor. Look elsewhere if you want a two-bedroom, a long list of clubhouse extras, a published price before visiting, or a commute to north Bengaluru.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Hiranandani Horizon

Hiranandani Horizon stands off Bannerghatta Main Road, on the south side of Bengaluru. Over the years this belt has filled with both homes and workplaces, so much of what a family needs is nearby. The developer has not published exact distances, so none are quoted here.

Office journeys are the main question. The IT campuses of Electronic City and Global Village are reached by road, and the NICE corridor makes crossing to other parts of the city quicker than the old routes. A Namma Metro station is nearby, useful on days you leave the car at home.

Schools, colleges and hospitals are in the area, as are malls and places of worship, so weekends need not involve a long drive. Bannerghatta Road still slows at rush hour. Drive to your workplace on a weekday morning, return in the evening, and walk to the metro once before you settle on the address.

Homes and prices at Hiranandani Horizon

Hiranandani Horizon offers a choice between two very large layouts, both quoted as built-up area. The three-bedroom plan is about 2,527 sq ft, and the published range for it reaches about 2,610 sq ft, so ask which version a unit is. The four-bedroom plan is about 3,455 sq ft, enough for a joint family or a home office on top of four bedrooms. Carpet areas have not been published.

No price or per-sq-ft rate is published, so the rate cannot be worked out here. On homes this size, a small difference in rate adds up to a large sum, so ask for unit-wise prices and compare several flats. A finished home with an occupancy certificate attracts no GST; stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

  • Base price and the area it is charged on
  • Floor and facing premiums, if any
  • Car parking and the number of bays included
  • Clubhouse charges and the maintenance deposit
  • Stamp duty and registration on the full value

Paperwork and approvals for Hiranandani Horizon

Hiranandani Horizon has no RERA registration number on record. Ask House of Hiranandani whether one exists and check it on the Karnataka RERA website (rera.karnataka.gov.in). The approval named for the project is BBMP/BDA; ask to see the stamped sanctioned plan.

With possession given from April 2018, you are buying a finished home. Collect these before you pay an advance:

  • The occupancy certificate for your tower
  • The sanctioned building plan marking your flat
  • Title documents and a recent encumbrance certificate
  • Khata for the flat and the latest property tax receipt
  • A no-dues letter from the owners' association, for a resale
  • Release of the original papers by any lender to the seller

Because the home is built, you register on a sale deed rather than an agreement to sell. Afterwards, move the khata and the BESCOM account into your name. A lawyer's reading of the title chain is worth its fee on a home of this size.

Living at Hiranandani Horizon

Hiranandani Horizon spreads over 38 acres, gated and with security on site. The developer has not published the number of towers or the open-space share, so ask for the site plan and find your tower on it. Any render you are shown is as planned by the developer; the finished campus is there to check against.

The shared facilities are focused rather than long. A morning might be a swim or an hour in the gymnasium, and an evening a game of tennis or badminton. Children have a play area, and the meditation hall offers a quiet room when the house is busy.

With homes this large, much of family life happens indoors, and the campus works as a calm, secure setting rather than a resort. If you want a wide menu of clubhouse extras, compare other projects. Since the facilities have been in use since 2018, ask the association what the monthly maintenance charge covers and how security is organised.

Frequently Asked Questions

How big are the flats at Hiranandani Horizon?
The three-bedroom plan is about 2,527 sq ft, with versions published up to about 2,610 sq ft, and the four-bedroom plan is about 3,455 sq ft. These are built-up figures, so ask for the carpet area of the unit you are shown.
Can I move into Hiranandani Horizon now?
The project is complete, and possession has been given since April 2018, so a flat can be occupied once the sale is registered. Check whether the unit is vacant or occupied, since that sets the real date you move in.
What does a flat at Hiranandani Horizon cost?
No price or per-sq-ft rate is published; quotes are shared on request. A finished home with an occupancy certificate carries no GST, but stamp duty and registration apply. Get a written cost sheet before you compare it with other homes.
Is Hiranandani Horizon a gated community?
Yes. The campus is gated and has security on site. Ask how entry is controlled for visitors and deliveries, how many guards work each shift, and whether the security cost is part of the monthly maintenance charge.
Does Hiranandani Horizon have a RERA number?
No RERA number has been published for the project. Ask the developer and check the Karnataka RERA website. For a building finished in 2018, the occupancy certificate, the sanctioned plan and a clean title chain will matter most to your lender.
Who is Hiranandani Horizon right for?
A family that wants a very large three- or four-bedroom home, perhaps with parents living in, and works on the south side of the city. It suits less well a buyer on a two-bedroom budget or one who wants a long list of clubhouse extras.

About the Builder

A House of Hiranandani home in Bangalore is, in almost every case, a finished one. Their work in the city is concentrated in three places: a large township in Devanahalli, a campus of apartment blocks off Bannerghatta Road, and a pair of projects in Hebbal. Every project we list from them is either complete or ready to move into.
