Hiranandani Lakeside opens onto the lanes just off Bannerghatta Main Road, in the south of Bengaluru. This belt has filled out over the years into a mix of homes, offices and shops, so it feels lived-in rather than new. A full address and pincode have not been published, so ask for them and pin the site on a map.

For the office run, the NICE corridor ties this side of town to other parts of the city, and a Namma Metro station is said to be close by. Electronic City and Global Village, two big employment hubs, can be reached by road. No distances or travel times have been published, so drive the route yourself at your usual hour.

Everyday life should not need long trips. You will find schools, hospitals, malls and houses of worship nearby, which helps with school runs and weekend errands. Bannerghatta Road carries heavy traffic at peak hours, so time the stretch between the gate and the main road on a weekday morning before you decide.

Hiranandani Lakeside has three bedrooms in every home. The smallest plan is about 1,265 sq ft of built-up area, and the size range on file runs up to about 2,233 sq ft, so there are likely several layouts inside the one type. Carpet areas have not been published. Ask for each plan with both its built-up and carpet area, and see which one the available flat actually follows.

No prices have been published, and the rate per sq ft is given only on request. That rules out a per-sq-ft comparison until you have a quote in writing for a named unit.

A completed home attracts no GST. Stamp duty and registration are payable on every purchase. Make sure your cost sheet shows:

• Base price and the area it is charged on
• Car parking and the number of bays included
• Association deposit and any dues pending on the flat
• Transfer charges, if you buy resale
• Stamp duty and registration on the full sale value

Hiranandani Lakeside has no RERA registration number published yet. Since handover began in 2015, ask the developer whether the project was ever registered, and if a number exists, check it on the Karnataka RERA portal (rera.karnataka.gov.in). The developer states that the plans hold BBMP or BDA approval; ask to see the sanction itself.

A finished home should come with a complete file. Ask for these before paying a token:

• Occupancy certificate for your tower
• Sanctioned building plan, so you can locate your flat on it
• Title documents and an encumbrance certificate for the land
• Khata in the seller's name and the latest property tax receipt
• A no-dues letter from the owners' association

When the seller is an existing owner rather than the developer, add the earlier sale deed and trace the title back to House of Hiranandani. Your purchase is registered on a sale deed. After registration, apply to transfer the khata and the electricity and water connections into your name.

Hiranandani Lakeside has no published land area, tower count or total homes, and the developer shares the site layout only on request. Ask for it, and check where your block stands against the pool, the courts and the main gate. Any images you see show the campus as planned by the developer, so walk the grounds to see how it has turned out.

The facilities are focused rather than sprawling. A morning might begin with a swim or a workout in the gym. After school, children head to their play area, while parents can book the tennis or badminton court for an evening game. The whole campus is gated, with security at the entrance, which many families with young children want.

Because the community has been lived in since 2015, the best guide is the residents themselves. Ask a few of them how well the pool and courts are kept, what the monthly maintenance charge is, and whether any big repair bills are expected soon.
