Hiranandani Upscale Bannerghatta lies just off Bannerghatta Main Road, in the southern part of Bengaluru. This stretch has filled up with both homes and offices over the past decade and more, so you are moving into a working neighbourhood rather than a half-built one. A full address and pincode have not been published, so ask for them.

For the daily commute, the NICE corridor is your link towards the rest of town, and there is reportedly a Namma Metro station close by. Electronic City and Global Village, two major office clusters, are reachable by road. No distances or travel times have been published, so time the drive at your normal hour.

Day-to-day needs are close by. The area has schools and colleges, hospitals, malls and houses of worship, which keeps school runs and errands short. Bannerghatta Road itself gets very busy at peak hours, so the minutes between your gate and the main road matter. Visit once on a weekday morning, not just on a quiet weekend.

The developer states that the plans have BBMP or BDA approval; ask to see the sanction document itself.

With a completed home, you are checking proof rather than promises. Before any token payment, ask for:

• Occupancy certificate for your tower
• Sanctioned building plan, with your flat marked
• Title documents and an encumbrance certificate for the land
• Khata in the seller's name and the latest property tax receipt
• A no-dues letter from the owners' association

If the seller is an owner rather than the developer, add their registered sale deed and trace the title back to House of Hiranandani. If they have a home loan on the flat, arrange for the bank to release the original documents at registration. The purchase is registered on a sale deed in your name. After that, apply to move the khata and BESCOM connection into your name.

Hiranandani Upscale Bannerghatta stands within a 38-acre Hiranandani development off Bannerghatta Main Road. Tower count, total homes and open-space share have not been published, so ask for the site plan and check where your block lies against the clubhouse and the gate. The clubhouse is where most of the social life happens. Picture an early swim or a gym session before work, then an evening game on the tennis or badminton court. Children have a play area, and the landscaped garden gives you somewhere to walk after dinner without leaving the gates. Security runs round the clock, with intercom in each home and CCTV at key points.

Lifts, common lighting and pumps are listed with full power backup, so a grid cut should not stop the building. Rainwater harvesting is part of the plumbing. Since families have lived here since 2018, ask them what the monthly maintenance charge is and how well the pool and courts are kept.
