Properties in Shamshabad

Most buyers who look at apartments in Shamshabad are drawn by one thing: Rajiv Gandhi International Airport, which opened here in 2008. Before that this southern corner of Hyderabad was a rural taluk. The airport changed how land here is valued, and the Outer Ring Road later gave it a direct run to the western office corridor. Aerospace and logistics jobs have grown nearby as a result, giving the area an employment base of its own.

Housing here is apartments, and the two projects we list show two different ways to buy. Sumadhura's Gardens by the Brook, from Sumadhura Group, is completed, with possession quoted from September 2025. It has 491 homes on 9.32 acres in 2, 2.5 and 3 BHK layouts, with prices from about Rs. 1 Crore. Prestige City Hyderabad Apartments, from Prestige Group, is under construction, with possession from 2028. It is a township of 5,000 homes on 64 acres, from 2.5 BHK up to 4 BHK, starting at about Rs. 1.14 Crore.

Getting around depends on the Outer Ring Road. It links Shamshabad to the western IT corridor and to other parts of the city without crossing the old core. If you fly often, or work in aviation or logistics, living near the airport is a real advantage. For a daily commute elsewhere in Hyderabad, test the drive at peak hour first.

There are trade-offs to weigh. A ready flat lets you see what you pay for, while an under-construction one asks you to trust a schedule several years out. In a very large township, ask which phase your tower belongs to and when its amenities will open. Check each project's registration on the TS-RERA portal and match your unit to the approved plan. Confirm water supply arrangements and the maintenance charges after handover. Ask for a complete cost sheet, including parking, clubhouse and registration, before paying a booking amount.
