Prestige City Hyderabad Apartments stands at Netaji Nagar, Budwel, in the Shamshabad area on the southern side of Hyderabad, pincode 500052. This is the part of the city that faces Rajiv Gandhi International Airport, so frequent flyers gain the most from living here.

The ORR is only a short hop from Budwel, and it is how you will reach most of the city. From it you can drive to the airport and round to the western IT districts. The developer has not published distances or travel times, so we do not quote any. If your office is in the west, drive there at your usual hour and back in the evening before you decide.

Schools, hospitals and shops are found in and around Shamshabad. A township of about 5,000 homes will bring a lot of new traffic to the roads around it, and some of the surrounding area is still developing. Walk the approach roads, ask which gate your block will use, and check what public transport reaches the site today rather than what is promised.

Three-bedroom buyers pick between Compact (about 1,631 sq ft), Large (about 1,898 sq ft) and Large Plus (about 2,169 sq ft). A 3.5 BHK is about 2,433 sq ft, and the 4 BHK about 3,355 sq ft. Carpet areas have not been published.

Opening prices run from Rs. 1.14 Crore for the 2.5 BHK, through Rs. 1.19 Crore, Rs. 1.41 Crore and Rs. 1.64 Crore for the three 3 BHK plans, to Rs. 1.83 Crore for the 3.5 BHK and Rs. 2.52 Crore for the 4 BHK. That is about Rs. 7,400 per sq ft at entry and about Rs. 7,500 for the 4 BHK.

As the homes are under construction, GST applies on top, along with stamp duty and registration. DG backup for the apartment is listed at extra cost. Ask for a cost sheet showing:

While the blocks are being built, ask for:

• The RERA certificate for your phase
• Title documents and an encumbrance certificate for the land your block stands on
• The sanctioned building plan, including the approved height
• The overall layout approval for the 64 acres
• A draft agreement for sale with the handover date and delay penalty

Read how the agreement treats common facilities that belong to later phases. At handover, collect the occupancy certificate for your block, the registered sale deed and the property tax assessment in your name. Keep the payment receipts for every stage together.

Prestige City Hyderabad Apartments spreads 14 residential blocks, rising up to 41 floors, over 64 acres, with about 5,000 homes in all. That is the size of a small town, and the green areas and shared facilities are meant for every resident. The developer has not published the share of land kept open, so ask for the site plan and look at how far your block is from the green areas.

The amenity list for the apartments has not been published. That makes it hard to picture a day here yet, and it is the first gap to close. Ask the sales team for the planned clubhouse, its size, the pools, the sports facilities and any spaces for children and older residents.

Scale brings its own questions. Ask whether each group of blocks gets its own facilities or whether everyone shares one clubhouse. Ask which facilities open with the first phase and which only after later blocks finish. Any images you are shown are renders, as planned by the developer. With so many neighbours, also ask how many lifts each block has and how the plan handles visitor parking.
