Incor Lake City stands at Survey No. 699 on NH-65, right beside Patanchervu Lake, in Sangareddy district, pincode 502324. Patancheru lies on the western fringe of the Hyderabad region, and the national highway is the main route in and out. The developer has not published distances to offices, stations, schools or hospitals, so we do not quote any.

Living on a highway makes long trips simple, since you join the main road at your gate, but it also means heavy traffic and noise near the entrance. Visit at a weekday rush hour, drive to your workplace and back, and see how the highway crossing feels on foot. If you work in the central office districts, time that journey with care.

The lake next door is the obvious draw, giving an open view that many buyers pay for. Ask which blocks and floors face the water. With 1,400 households, the site will generate a lot of traffic at school and office hours, so check where the gates are and how many parking bays each flat gets. Residents already living here can tell you where they shop and see a doctor.

Incor Lake City offers six plans, all measured as built-up area. The 1 BHK is about 794 sq ft and starts at Rs. 48.1 Lakhs. Three 2 BHK plans of about 1,062, 1,101 and 1,113 sq ft start at Rs. 62.8, 65.0 and 65.7 Lakhs. Two 3 BHK plans of about 1,367 and 1,369 sq ft start at Rs. 79.6 and 79.7 Lakhs.

That comes to about Rs. 6,100 per sq ft for the 1 BHK and about Rs. 5,800 to Rs. 5,900 for the larger homes. Carpet areas are not published, so ask for them to compare with other projects.

The homes are complete, so GST should not apply once the occupancy certificate is issued for your block. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and lake-facing premiums
• Car parking and the bays included
• Clubhouse membership and maintenance deposit
• Any corpus fund or pending dues
• Stamp duty and registration

Also confirm whether you are buying fresh from Incor or from an existing owner.

Incor Lake City has two Telangana RERA numbers on file: P01100007421 and P01100002420. Search both on the TS-RERA portal. Check that the promoter is Incor, that the survey number and land match, and which phase and block each registration covers. Buy only in a block whose registration you have seen.

For a completed home, ask for:

• The occupancy certificate for your block
• The sanctioned building plan with your flat marked
• Title documents and an encumbrance certificate for Survey No. 699
• A draft sale deed stating the carpet and built-up area
• The latest property tax receipt and utility connection papers
• A no-dues letter from the association, if one is running

If you are buying on resale, also collect the original sale deed and a loan closure letter if the seller had a mortgage. After registration, get the property tax account moved into your name with the local body.

Incor Lake City spreads 1,400 homes over 32 acres beside the lake, with landscaped lake gardens as the shared green heart. The developer has not stated the open-space share, and the tower count on file does not match the number of homes, so walk the site and count the blocks yourself. Any images you are shown are as planned by the developer.

A weekday could start with a yoga class or quiet meditation, or a session in the gymnasium and a swim before work. Parents with small children can use the creche, and the play area fills up after school. Older children have several sports courts and an indoor games area.

On weekends the clubhouse, the coffee shop and the restaurant give you places to meet neighbours without leaving the gate. The amphitheatre and the multipurpose hall handle performances and family functions. The salon and health club cover grooming and fitness in one place. Since the project is finished, inspect how well these spaces are kept, ask what the monthly maintenance charge is, and check whether every facility on this list is actually open.
