Search that number on the state RERA website, TS-RERA, to see the promoter's details, the approved layout and the completion date that has been declared. Since the developer has published no handover date, the RERA entry is the date to plan around.

A villa on its own plot needs land papers as well as building papers. Before you pay a booking amount, ask for:

• The RERA registration certificate
• The land conversion order for survey number 166
• The approved layout plan and the sanctioned villa drawings
• Title documents and an encumbrance certificate for your specific plot
• A draft agreement for sale with the plot number, areas and handover date

Have a lawyer check each of these independently rather than relying on copies from the sales team. Pay only as construction stages in the agreement are reached. At handover, take the occupancy certificate for your villa, register the sale deed, and move the property tax record into your name.

Amara by Indis spreads 42 villas over 7.25 acres, each a three-level house on its own plot, with shared facilities for a small group of families. Internal roads and the clubhouse position are not shown in anything released so far, so get the layout drawing and mark where your plot falls. A morning could begin with a few rounds of the jogging track or a session in the gym, followed by yoga or meditation. Racquet players get courts for badminton, tennis and pickleball, which is a generous choice for a community this small.

In the afternoon, children can use the indoor games room. The clubhouse is the place for gatherings, and the amphitheatre can host community evenings. Landscaped lawns with pergolas give you shaded seating outdoors. With so few owners, facilities will rarely be crowded, but their upkeep is split among fewer people. Ask which amenities will be finished first and what the maintenance charge per villa will be.
