Kolte Patil Raaga Overview
Kolte Patil Raaga, from Kolte Patil Developers, is a completed apartment project at Kannuru, off Thanisandra Road in north Bangalore, with Hennur Road close by, pincode 562149. It has 590 homes across 12 blocks on 6.5 acres, in 2 BHK and 3 BHK layouts. It suits Thanisandra buyers who want a finished two- or three-bedroom flat for under Rs. 90 Lakhs.
Construction is complete, and handovers started in December 2021. You can see the actual flat, the finish in the common areas and how the community is run, instead of buying from a brochure. Published prices suggest some homes may still be on sale, so ask whether you would buy from the developer or from an owner.
Four layouts are listed. The 2 BHK comes in about 938 sq ft from Rs. 53 Lakhs and about 1,078 sq ft from Rs. 65 Lakhs. The 3 BHK comes in about 1,106 sq ft from Rs. 70 Lakhs and about 1,271 sq ft from Rs. 84 Lakhs. At those entry prices the rate runs from about Rs. 5,700 per sq ft on the smallest home to about Rs. 6,600 on the largest. These are compact sizes, so compare room dimensions and not just the bedroom count.
Raaga suits a first-time buyer, a young family or a Manyata Tech Park employee who wants a ready home with a pool, a gym and three kinds of sports court. The 3 BHK of about 1,106 sq ft is a rare three-bedroom under Rs. 75 Lakhs in this belt. It is a poor fit if you want large rooms, a low-density building or a brand-new home with a fresh construction warranty. With 590 households on 6.5 acres, expect a busy campus.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Kolte Patil Raaga Amenities
Getting around from Kolte Patil Raaga
Kolte Patil Raaga stands at Kannuru, Bengaluru 562149, just off Thanisandra Road, with Hennur Road within easy reach. This part of north Bengaluru took off once the Devanahalli airport began operating, with new homes and offices filling in along these roads. Expect a neighbourhood that is still adding shops and services.
For many residents the workday points to Manyata Tech Park, a large IT campus that is close by. Groceries, clinics and other daily needs are handled around the Hennur area, a short drive away. Longer trips towards the airport head north. The developer has not published distances or travel times, so we do not quote any here.
Before you commit, drive from the site to your office at the hour you usually leave, then make the evening trip back. Check the approach road into Kannuru after rain, and see where buses and autos pick up. A community of 590 homes sends a lot of cars through its gates at the same time, so watch the morning queue at the entrance.
Homes and prices at Kolte Patil Raaga
Kolte Patil Raaga was built in four layouts, all given as built-up area. Two-bedroom homes come in about 938 sq ft from Rs. 53 Lakhs and about 1,078 sq ft from Rs. 65 Lakhs. Three-bedroom homes come in about 1,106 sq ft from Rs. 70 Lakhs and about 1,271 sq ft from Rs. 84 Lakhs. Ask for carpet areas, since they show how much floor you actually use.
On entry prices the rate climbs from about Rs. 5,700 per sq ft on the smallest home to about Rs. 6,600 on the largest. As the project is complete, no GST applies to a home with an occupancy certificate. Stamp duty and registration are due on every sale. Ask for a cost sheet that shows:
- Base price and the area it is charged on
- Floor and facing premiums, if any
- Car parking and the number of bays
- Clubhouse fee and maintenance deposit
- Stamp duty and registration on the full value
On a resale, compare the owner's figure with registered sales of the same layout in these blocks. With 590 homes, there should be plenty to compare against.
Paperwork and approvals for Kolte Patil Raaga
Kolte Patil Raaga does not show a published RERA registration number. Ask for it and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The approval on file is listed as BBMP/BDA, which the sanctioned plan should confirm. Since handovers began in December 2021, your focus is on the occupancy certificate and a clean title.
Whether you buy from the developer or an owner, ask for:
- The occupancy certificate for the block your flat is in
- The sanctioned plan showing your unit
- Title documents for the 6.5 acres and the chain of ownership
- An encumbrance certificate covering recent years
- Khata and the latest property tax receipt
- A draft sale deed to read before registration
On a resale, also ask for the seller's registered sale deed and a no-dues letter from the residents' association. If the seller has a home loan, get the bank's closure letter before you register. After registration, move the khata and the electricity account into your name. Have a property lawyer read the full set first.
Living at Kolte Patil Raaga
Kolte Patil Raaga has 12 blocks, the tallest at 11 floors, spread across 6.5 acres and shared by 590 households inside a gated community with security. The developer has not published how much of the site is open ground, so walk the campus and see how the blocks, courts and gardens share the land. Brochure images are as planned by the developer; in a finished project, trust what you see.
Mornings suit the sporty. You can run the jogging track, work out in the gym or swim a few lengths, and a shared room hosts yoga, aerobics and meditation for a slower start. Tennis, badminton and basketball each have a court, with more outdoor courts besides.
After school, children head for the play area and the activity areas, while the games room and table tennis keep older kids busy indoors. The clubhouse is the social centre, and the party area takes birthdays and residents' events. Landscaped gardens run between the blocks, and retail spaces on site cover small daily needs. Ask the association which facilities are running and what the monthly maintenance charge is.
