Koncept The Botanika

Koncept The Botanika Overview

Koncept The Botanika is a completed apartment project by Koncept Ambiance & Sureka Group in Jayabheri Enclave, Gachibowli, west Hyderabad, pincode 500032. It stands behind The Platina commercial complex, near the Radisson Hotel, and every home is a 3 BHK, so the choice comes down to size, floor and outlook. It suits Gachibowli buyers who want a spacious 3 BHK they can inspect today, not a plan on paper.

Construction is complete, and possession was handed over from December 2022. The homes are spread across five towers of 22 floors each. The main shared space is a club lounge of about 40,000 sq ft, backed by a pool, a gym and a cafe with work spaces. Because the towers are already standing, you can check the light in a flat, the lift wait at 9 am and the upkeep of common areas yourself.

Nine plans are listed, from about 2,255 to 2,717 sq ft of built-up area. Prices start at Rs. 2 Crore for the smallest and reach Rs. 2.38 Crore for the largest. That is about Rs. 8,900 per sq ft at the entry level and a little lower, about Rs. 8,800, at the top. The sizes rise in small steps, so two neighbouring plans can differ by less than 20 sq ft.

This suits a family that wants well over 2,000 sq ft, has a budget of Rs. 2 Crore or more and would rather see a finished tower than wait for one. The work spaces in the clubhouse help if someone in the house works remotely. Look elsewhere if you need a 2 BHK, a budget under Rs. 2 Crore, or a registration number you can track online, since none has been published.

About Hyderabad

Ask where people are buying flats in Hyderabad and the answer, most of the time, is the west. That tilt is the most useful fact to know before you start. The city's jobs, its fastest roads and most of its new towers have moved in the same direction. If you work there, your search is simpler. If you do not, it pays to know what you would give up by following the crowd.

Getting around from Koncept The Botanika

Koncept The Botanika stands in Jayabheri Enclave, Gachibowli, on survey numbers 107 and 108, pincode 500032. Two landmarks make the address easy to explain to a visitor: The Platina commercial complex in front and the Radisson Hotel nearby. Having an office complex and a hotel next door means cafes, services and taxis are rarely far away.

The developer has not published distances to schools, hospitals, stations or the airport, so we do not quote any here. The best test is your own routine. Leave the gate at your usual hour and time the drive to work, then do the evening trip too. If you have children, drive the school run at 8 am as well.

A commercial neighbour also brings office traffic. Visit on a weekday morning and evening to see how busy the approach road gets as people arrive at and leave The Platina. On a weekend the same road may be much quieter, so do not judge it only on a Saturday.

Since the towers were handed over in 2022, the surroundings are already lived in. Walk the streets around the site to see which grocers, clinics and pharmacies are within reach. Ask how many parking bays come with the flat and where guests can park.

Homes and prices at Koncept The Botanika

Koncept The Botanika has only three-bedroom flats, offered in nine plans measured as built-up area. The smallest are about 2,255 and 2,272 sq ft, priced from Rs. 2 Crore and Rs. 2.01 Crore. The middle plans are about 2,322, 2,422, 2,521 and 2,605 sq ft, from Rs. 2.05 Crore to Rs. 2.29 Crore. The largest are about 2,696, 2,701 and 2,717 sq ft, from Rs. 2.36 Crore to Rs. 2.38 Crore. Carpet areas have not been published.

The rate stays close to Rs. 8,800 to Rs. 8,900 per sq ft across the range. That makes floor and facing, not the plan, the main thing that moves your price. Because the project is complete, no GST applies once the tower holds its occupancy certificate. Stamp duty and registration are payable on every purchase. Your cost sheet should show:

  • Base price and the area it is charged on
  • Floor-rise and facing premiums
  • Car parking and the number of bays
  • Clubhouse membership and the maintenance deposit
  • Any smart home or fit-out charges
  • GST shown as nil, with the certificate attached
  • Stamp duty and registration on the full value

Paperwork and approvals for Koncept The Botanika

Koncept The Botanika has no RERA registration number published by the developer. If one is quoted to you, look it up on the Telangana RERA portal (TS-RERA) before you pay a token amount. For a finished project, though, the completion papers carry more weight, so ask for them first.

Before you commit, ask for:

  • Occupancy certificate for your tower
  • Sanctioned building plan showing your unit and its area
  • Title documents and an encumbrance certificate for survey numbers 107 and 108
  • Property tax assessment for the flat and the latest paid receipt
  • A draft sale deed, since a completed home registers on a sale deed

If an owner is selling rather than the developer, also ask for the original sale deed and a fresh encumbrance certificate. Add a no-dues letter from the association and, if the seller took a loan, the bank's closure letter. Have a lawyer match the flat number, area and parking bay to the sanctioned plan.

At registration you sign the sale deed in your name. Afterwards, transfer the property tax record and the electricity meter, and register with the owners' association.

Living at Koncept The Botanika

Koncept The Botanika has five towers of 22 floors sharing one set of facilities. The developer has not published the land area in a usable form, nor the share of it kept open, so walk the site and see which flats face the gardens and which face another tower. Any layout image is the plan as drawn by the developer; since the project is built, trust what you see on your visit.

The club lounge is the heart of daily life, at about 40,000 sq ft. A morning might begin in the gymnasium or the swimming pool, or on the jogging track. After breakfast, the cafe and work spaces give a remote worker a desk away from home, and the retail spaces cover small errands.

Children have a play area of their own, and the outdoor courts fill up in the evening. On a rainy day the games room and the activity areas take over. Birthdays and family dinners go to the party area, and the landscaped gardens are where most residents take an evening walk.

Before you buy, ask the owners' association which facilities are running today and whether any carry usage fees. Also ask what the monthly maintenance charge covers.

Frequently Asked Questions

Can I see the actual flat before I pay?
Yes. The project is complete and handovers began in December 2022, so you can visit the exact unit, its tower, the view and the club lounge. Ask whether the flat is being sold by the developer or by an owner, since the paperwork differs.
What does a 3 BHK here cost per sq ft?
The listed prices run from Rs. 2 Crore for about 2,255 sq ft to Rs. 2.38 Crore for about 2,717 sq ft. That is roughly Rs. 8,800 to Rs. 8,900 per sq ft of built-up area. Floor and facing will move the figure for a given unit.
How do I choose between nine plans that are so close in size?
Several plans differ by only a few dozen sq ft, so start with the view and the floor you want. Then compare two or three real units on those floors. Ask for the carpet area of each, since that is the space you actually live in.
Is GST payable on these homes?
A completed home in a tower that holds an occupancy certificate carries no GST. Stamp duty and registration are payable on every purchase. Ask for a copy of the certificate and a cost sheet showing GST as nil before you pay a token.
Is there space in the project for working from home?
The amenity list includes a cafe with work spaces inside the clubhouse, alongside a club lounge of about 40,000 sq ft. Ask how the work spaces are booked, whether there is a fee and what hours they are open, before you count on them.
Has the project been registered with RERA?
No registration number has been published for it. If one is quoted to you, check it on the Telangana RERA portal (TS-RERA). For a completed home, also ask for the occupancy certificate and the sanctioned plan, which matter more at this stage.
