Kumari Nautilus

Kumari Nautilus has the postal address Appajipura, Mallasandra, pincode 560067, and is grouped with the Whitefield area of east Bengaluru. The developer has not published distances to offices, schools, hospitals or stations. We do not guess at them, and you should not rely on anyone who does without a map in hand.

Instead, plan a test day. Leave the site at the time you would leave for work and drive to your office, then do the return trip in the evening. Note where the nearest daily shopping, a clinic and a school are, and how long each takes to reach. A villa suits a family that drives, but a short run for milk and medicines still matters.

Because handover is not expected before 2028, the area around the gate will keep changing while you wait. Look at the state of the approach roads now and ask the local panchayat or planning office about any planned widening. See how the lanes cope after heavy rain. What you see today is a floor, not a promise, so buy on the access that already exists.

Kumari Nautilus has four bedrooms in every home, in three designs. Frangipani gives you the most room, about 3,314 sq ft. Hibiscus comes in at about 2,790 sq ft, while Cananga, about 2,487 sq ft, is the entry design. These are quoted as built-up areas; plot area and carpet area have not been published. Kumari Builders has no unsold villas left in any of the three.

Because you would be taking over a booking, check the seller's paperwork against the design they say they hold. Ask to see the floor plan attached to their agreement, the villa number, and the original cost sheet. Then find out how much of the payment schedule has been paid and what remains due to the developer.

GST applies on an under-construction villa, so ask how GST was charged on past instalments and what is due on the rest. You also pay stamp duty and registration when the final sale deed is signed. Collect from the seller:

• The allotment letter and agreement for sale
• Receipts for every payment made to the developer
• The developer's no-objection letter for the transfer
• Any loan on the booking and the bank's release letter
• The balance schedule, with GST shown separately
• The developer's transfer fee, and who pays it

Kumari Nautilus has no RERA registration number published yet. An under-construction villa community of this size should be registered, so ask Kumari Builders for the number and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry will show the promoter's declared completion date and the approvals filed.

At this stage, the documents you want to see are:

• The RERA registration certificate
• The conversion order for the 10 acres
• The sanctioned layout and building plans
• Title deeds and an encumbrance certificate for the land
• The seller's allotment letter and agreement for sale
• The developer's written consent to the transfer

Have a lawyer read the agreement the seller signed, since you will take it over, including the possession date and the penalty terms for delay. Your name must be endorsed on the booking by the developer, not only by the seller.

At handover, collect the occupancy certificate for the villa, register the sale deed in your name, and apply to move the khata to you. Keep all tax receipts from that date.

Kumari Nautilus spreads 165 villas across 10 acres, with the clubhouse and gardens shared by all. Ask for the master plan and mark the exact villa you are buying on it. Any images are as planned by the developer, and on a site still being built they show intent rather than fact.

Picture a day once the community is running. A morning walk or jog on the track, then the gymnasium or a swim before work. The children have a play area, and older ones can use the sports courts or the indoor games room after school. The spa and sauna give you a place to unwind in the evening.

Weekends could take you to the herb gardens and landscaped lawns, and to the amphitheatre when there is a performance or a residents' event. Birthdays and family functions fit in the party area, and the clubhouse is where neighbours meet. Ask Kumari Builders which of these will be ready at handover and which will follow, what the maintenance charge will be, and whether it applies from the date you get the keys.
