Getting around from La Palazzo
La Palazzo stands on survey numbers 46/1, 47/1 and 48/1 at Amblipura, on Sarjapur Road, bordering HSR Layout's first sector, Bengaluru 560102. That puts you in south-east Bengaluru, at the city end of Sarjapur Road rather than out on the fringe. The developer has not published distances, so none are quoted here.
The daily run to work is the first thing to test. Bellandur and the office parks on the Outer Ring Road are within driving range, and Koramangala is north-west of you. Drive to your office at your normal hour and time it both ways. Sarjapur Road is busy at peak hours, so the minutes to the first junction matter.
For everything else, HSR Layout is a planned residential area where eating out, schooling, shopping and medical care are all close. Many errands can be done close to home rather than across the city. Walk the streets around the gate, note the nearest pharmacy and supermarket, and check how children would get to the school you have in mind. Ask which side of the site each block faces, since that shapes noise from the main road.

La Palazzo follows one plan for every flat: four bedrooms plus a separate family room, in roughly 4,168 sq ft of built-up area. Carpet area has not been published, so ask for it along with a room-by-room plan. With a single layout, what separates one home from another is the floor, the block and the direction it faces.
Prices begin at Rs. 3.8 Crore, which on the published area is about Rs. 9,100 per sq ft. Only this starting figure is out, so ask for the exact price of each flat you shortlist. Because the building is complete, GST does not apply once the occupancy certificate is in place. Stamp duty and registration are payable on every purchase.

Paperwork and approvals for La Palazzo
La Palazzo has no RERA registration number published yet. Ask KMB Estates whether it was registered and, if so, look it up on the Karnataka RERA website (rera.karnataka.gov.in). For a finished flat, the completion papers below matter more than the registration.
Before you pay a token amount, ask for:
- The occupancy certificate for your block
- The sanctioned building plan, to match your flat against it
- Title deeds and an encumbrance certificate for the 3.5 acres
- The khata and latest property tax receipt
- A draft sale deed to review with your lawyer
If you are buying from an owner rather than the developer, check that the sale deed, khata and tax receipts are in the seller's name. Ask the residents' association for a no-dues letter too. If the flat carries a loan, get the bank's closure letter before registration.
At handover you register the sale deed, then apply to move the khata into your name. Transfer the power and water connections at the same time.
Living at La Palazzo
La Palazzo has, on paper, 6 blocks sharing 3.5 acres, the tallest reaching 15 floors, with 151 homes in all. A community of this size means fewer neighbours sharing each lift and each amenity. Any images are as planned by the developer, but the buildings are complete, so check what the drawings promised against what stands today.
A morning could begin on the jogging track or in the gymnasium, with a swim to follow. The outdoor courts suit a game before work or after it, and the games room covers the monsoon evenings. Small errands are easier with retail spaces within the development.
Afternoons are quieter. The Da Vinci Library is the place for reading and homework, and the rejuvenation area is there for unwinding at the end of a long day. Children have their own play area and the landscaped gardens to run in. Family gatherings and celebrations go to the party area, and the clubhouse is the hub for residents. Ask the association what the maintenance charge covers and how the facilities are booked.
