Lansum Elena

Lansum Elena stands in Kokapet, on the western side of Hyderabad, pincode 500075, along the extension of the Golden Mile road. The nearest reference point in the published address is the first exit of the ring road. For many residents that exit will be the start of the longer drives, whether to another part of the city or towards the airport.

The developer has not published distances to offices, schools, hospitals or the airport, so we quote none here. Since possession is some years away, test the routes you will use then. Drive from the site to your workplace at your normal hour, time it, and make the return trip in the evening. Do the same for the schools on your list.

Kokapet is still building out, and the roads and shops around the site will change before 2029. Look at what exists today, but ask the local authority what road work is planned near the project.

Two very tall towers with 540 homes will send a steady flow of cars through the gate. Ask how the basement entry and exit are laid out, how many parking bays come with each home and where guests will park.

Lansum Elena offers five plans, all with a staff room and all quoted as built-up area. The 3 BHK measures roughly 2,640 sq ft and starts at Rs. 3.12 Crore. Four-bedroom buyers pick from four sizes: roughly 3,260 sq ft from Rs. 3.84 Crore, about 3,465 sq ft from Rs. 4.08 Crore, about 3,755 sq ft from Rs. 4.42 Crore and about 3,775 sq ft from Rs. 4.44 Crore. Carpet areas have not been published.

Each plan works out to about Rs. 11,800 per sq ft at its entry price. In a 55-floor tower, the floor you pick can change the price more than the gap between two plans. Ask for unit-wise pricing, not just the starting figures.

Since the homes are under construction, GST is charged on the construction portion. Stamp duty and registration are payable on every purchase. Ask for a cost sheet listing:

• Base price and the area it is charged on
• Floor-rise and view premiums
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• Prepaid meter and power backup charges
• GST as a separate line
• Stamp duty and registration

Lansum Elena has no RERA registration number published by the developer. Ask Lansum Properties for it and look it up on the Telangana RERA portal (TS-RERA) before you pay a booking amount. The entry shows the sanctioned plan, the declared completion date and quarterly progress, which you can use to track a build that runs to 2029.

At this stage, ask for:

• The RERA registration certificate
• Sanctioned building plan for both towers, with the height approval
• Title documents and an encumbrance certificate for the 3.6 acres
• An allotment letter naming your tower, floor and unit
• A draft agreement for sale with the handover date and delay penalty
• The payment schedule linked to construction stages

Read how the agreement defines carpet area and what happens if the final area changes. Check when the staff room, parking bay and any storage are allotted, and whether they are named in the agreement.

At handover, collect the occupancy certificate for your tower before taking the keys. Then register the sale deed in your name and transfer the property tax record and the electricity connection.

Lansum Elena sets two towers, reaching 55 floors at most, on 3.6 acres, with 540 homes in all. Five sky bridges link them, each planned to carry facilities. A raised walkway adds another level of shared space. The share of open ground has not been published, so ask for the sanctioned site plan. All images at this stage are renders as planned by the developer.

The clubhouse, planned at about 50,000 sq ft, is the centre of daily life. A morning could start in the gymnasium, then a swim in the heated pool, which works in the cooler months too. The Starlight Spa is there for a slower weekend.

Children have a play area and an indoor games area for wet afternoons, and the multiple sports courts take over after school. Evenings can end at the terrace barbecue and lounge, high above the city. Larger events go to the multipurpose party area or the amphitheatre, and the landscaped gardens are for a walk before dinner.

Retail spaces within the project may cover small errands. Ask which amenities will be ready at your handover and which will follow later, and what the monthly maintenance will be.
