Mahindra Eden Phase 2

Mahindra Eden Phase 2 stands in Vakil Garden City, near Holiday Village Resort, pincode 560062. This is the southern fringe of Bangalore along Kanakapura Road, a stretch people choose for greener, calmer surroundings. The nearest established neighbourhoods are JP Nagar and Banashankari, and a drive takes you to the Green Line metro for trips into the city.

The developer has not published distances to any station, office, school or hospital, so we give none. Since the project is finished, you can test your routine now. Drive from the gate to your workplace at your usual hour, find the nearest metro station and time the trip, and check how far your children would travel to school.

Most schools, hospitals and larger shops lie along the road back towards the city, so expect to drive for some errands. Kanakapura Road carries heavy traffic in the morning, so time the stretch outside the gate at peak hours. Ask how many parking bays come with each flat, and speak to residents who have already moved in about daily life and upkeep.

Mahindra Eden Phase 2 has four layouts on sale, all quoted as built-up area; carpet areas have not been published. The price ranges are:

• 2 BHK, about 1,207 sq ft: Rs. 90 Lakhs up to Rs. 1.05 Crore
• 3 BHK Meadows, about 1,653 sq ft: Rs. 1.4 Crore up to Rs. 1.52 Crore
• 3 BHK Greens, about 1,771 sq ft: Rs. 1.51 Crore up to Rs. 1.65 Crore
• 3 BHK Aqua, about 2,013 sq ft: Rs. 1.8 Crore up to Rs. 1.95 Crore

At entry, that is about Rs. 7,500 per sq ft for the 2 BHK and about Rs. 8,500 to Rs. 8,900 for the 3 BHK plans. The spread inside each range reflects floor and facing, so ask which units are left and what each costs.

A completed flat with an occupancy certificate carries no GST. Stamp duty and registration are payable on the sale value. Ask for a cost sheet that shows:

• Price of the specific unit and its area
• Car parking and the number of bays
• Clubhouse fee and maintenance deposit
• Advance maintenance, if any
• Stamp duty and registration

Mahindra Eden Phase 2 has no RERA registration number published for this phase. Ask Mahindra Lifespaces for it and check it on the Karnataka RERA website, rera.karnataka.gov.in. As the building is complete, the papers that matter most are the ones proving it was finished and approved.

Before you pay, ask for:

• The occupancy certificate for your tower
• The sanctioned plan with your flat marked on it
• Title deeds and an encumbrance certificate for the 7.7 acres
• Khata for the flat and the latest property tax receipt
• A draft sale deed for your unit
• Names of banks that lend on the project

A finished home is bought on a sale deed, registered at the sub-registrar's office. After registration, apply to move the khata and property tax account into your name. Join the residents' association and collect the handover file for your flat, including warranties for fittings.

Mahindra Eden Phase 2 has a pair of 28-floor towers on 7.7 acres, and their 272 homes share one clubhouse and the gardens around it. The open-space share has not been published, but the site is built, so you can walk it and see how much green ground there is. Any renders shown to you are as planned by the developer; compare them with what stands.

Your morning could start on the jogging and cycling track, then the gymnasium or the pool. For work-from-home days, the business lounge and the library give you a desk away from home. Children have a play area and several sports courts, and parents can walk the landscaped gardens in the evening.

At the weekend, the spa and health club are there for a slower day, while the mini theatre and the indoor games room keep children busy. The party area handles birthdays and small family events. As the facilities are already running, ask the association what the monthly maintenance costs and how well the pool and gym are kept.
