Mahindra Happinest Kalyan stands on MH State Highway 76 at Saravali, next to the Sapna Industrial Estate, in Bhiwandi, pincode 421311. The project carries the Kalyan name, but on paper it belongs to Bhiwandi. Keep that in mind when you compare travel times, property tax and services with homes in Kalyan itself.

The developer has not published distances to stations, schools, hospitals or markets, and no landmark is named beyond the highway and the industrial estate. So build your own picture. Drive from the gate to the nearest railway station at your usual hour, then to your office, and try the return trip in the evening. If you rely on public transport, check the bus and shared auto options on the highway.

An industrial estate next door can mean trucks on the road and jobs close by. Visit on a weekday to judge traffic, dust and noise, and again on a weekend to see how the area feels when work stops. With 1,241 homes on one site, watch the gate at school and office hours. Ask how many parking bays come with each flat and where visitors park.

Mahindra Happinest Kalyan offers two 1 BHK and two 2 BHK plans, with areas stated as built-up; ask for the MahaRERA carpet areas too. The compact 1 BHK is about 364 sq ft at Rs. 34 Lakhs upward, near Rs. 9,300 per sq ft. The bigger 1 BHK is about 414 sq ft at Rs. 44 Lakhs or more, closer to Rs. 10,600 per sq ft.

For two bedrooms, the plans are about 537 sq ft at Rs. 52 Lakhs upward and about 600 sq ft at Rs. 57 Lakhs upward, both close to Rs. 9,500 to Rs. 9,700 per sq ft. These are starting figures; a higher floor or a better view in a 21-floor tower will cost more. If the seller is a previous owner rather than the developer, the price will be negotiated privately.

A completed flat with its occupancy certificate carries no GST, but stamp duty and registration are due. Ask for a cost sheet that shows:

• Base price and the carpet area it covers
• Floor-rise or facing charges
• Parking and whether a bay is included
• Maintenance arrears and the deposit
• Society transfer charges on a resale
• Stamp duty and registration

Mahindra Happinest Kalyan has no RERA number published by the developer. Ask Mahindra Lifespace for the registration of each tower and look them up on the MahaRERA website. There you can see the approved plans and whether completion has been recorded for the tower you want.

Since the flats are finished, ask for the papers of a ready home before paying anything:

• Occupancy certificate for your tower
• Sanctioned building plan showing your flat
• Title papers and a search report on the land
• Latest property tax receipt and electricity bill
• Society share certificate and a no-dues letter
• A draft sale deed with the carpet area stated

If you buy from an earlier owner, check that the flat is registered in the seller's name and that any home loan on it has been cleared. The bank's closure letter and the original agreement should be handed over with the keys. After registration, have the society record you as a member and move the property tax account and the power meter into your name.

Mahindra Happinest Kalyan covers 9 acres with seven towers of 21 floors, holding 1,241 flats. The developer has not published how much of the land is open, so ask for the approved layout and see where your tower stands against the gardens and the clubhouse. As the towers are finished, you can check the grounds in person rather than rely on renders.

The gardens, planted with over 1,200 trees, are the heart of the site, and the jogging trail runs through them for an early walk or run. After that there is the gymnasium or the swimming pool. Children have their own play area and outdoor courts for evening games, and the amenity list also names schools and colleges.

Indoors, the clubhouse holds a games area and a mini theatre for a film night with neighbours. Birthdays and festival gatherings can use the party area, and retail spaces cover small daily purchases without a trip out. Ask the association what the monthly maintenance is, how the facilities are kept up across seven towers, and whether any are closed or booked out at busy times.
