Mahindra Happinest Palghar 2 has its address at Village Nandore, Gut No 158/183, Plot No 2, Maharashtra 401404, in the Palghar area. The project is sometimes grouped under Mumbai, but this is a village setting a long way north of the city, and daily life will run at that pace.

The developer has not named nearby stations, schools, hospitals or markets, and has published no distances. That makes a site visit essential. Travel from the gate to the nearest railway station at your normal hour, then on to your office, and note how long each leg takes. If you plan to rely on buses or shared autos, stand at the gate and see how often they come.

Also check what is within walking reach: a grocery shop, a pharmacy, a clinic. The retail spaces planned inside the site will help, but ask which of them are open now. Visit after dark to judge street lighting on the approach road. If the flat is an investment, ask local agents what similar homes rent for, and how quickly tenants are found in Nandore.

Mahindra Happinest Palghar 2 publishes five layouts, with areas listed as built-up; ask for the MahaRERA carpet areas too. At the bottom is the studio, about 157 sq ft, at Rs. 11.5 Lakhs upward, about Rs. 7,300 per sq ft. The 1 BHK A, about 290 sq ft, starts at Rs. 19.5 Lakhs, close to Rs. 6,700 per sq ft.

Two larger one-bedroom plans come in at about 390 and 391 sq ft. Oddly, 1 BHK B (390 sq ft) is quoted at Rs. 23.7 Lakhs while the plain 1 BHK (391 sq ft) is Rs. 23.1 Lakhs, so ask why. The 2 BHK, about 542 sq ft, is priced at Rs. 32.9 Lakhs or more, near Rs. 6,100 per sq ft. In four-floor blocks, floor makes less difference than in a tower, though the top floor may still cost more.

A finished home with its occupancy certificate carries no GST; stamp duty and registration are always due. Ask for a cost sheet that shows:

• Base price and the carpet area it covers
• Any floor or facing premium
• Parking, if a bay is included
• Maintenance deposit and monthly charge
• Any dues on the flat from earlier months
• Stamp duty and registration

Mahindra Happinest Palghar 2 has no RERA number published yet. Ask Mahindra Lifespace for the registration number that covers your block and look it up on the MahaRERA website. There you can check the approved plans, the promoter's details and whether completion has been recorded for the block you like.

With the homes finished, the papers to see are those of a ready flat:

• Occupancy certificate for your block
• Approved building plan showing your unit
• Title documents and a search report for the Gut numbers
• A property tax receipt and the latest electricity bill
• Society membership papers and a no-dues letter
• A draft sale deed stating the carpet area

If you buy from an earlier owner rather than the developer, confirm that the flat stands in the seller's name and that any loan on it has been closed, with the bank's letter to prove it. After you register the sale deed, have the society record you as a member and move the property tax account and the power meter into your name.

Mahindra Happinest Palghar 2 spreads seven four-floor blocks across 7.3 acres, with 750 homes in all. Low buildings on a wide site make for a calm, spread-out feel. The developer has not published how much land is left open, so ask for the approved plan and see where your block lies relative to the gardens and the clubhouse.

More than 600 trees line the gardens, and the jogging trail gives an easy start to the day before a swim or a session in the gymnasium. Children can use the outdoor courts and the rooftop games area, and the energy park adds a place to play with a purpose. The amenity list also names schools and colleges.

In the evening the clubhouse offers a mini theatre and indoor games, and the party area can host birthdays and festival nights. Retail spaces on site can cover small purchases without a trip out. Since the project is finished, ask the residents' association which facilities are working, how the pool is maintained, and what the monthly maintenance charge covers.
