Mahindra NewHaven Apartments stands in Aishwarya Crystal Layout at Singasandra, pincode 560068, on Manipal County Road, a short turn from Hosur Road. Hosur Road is the spine of daily travel from here. Heading south takes you to Electronic City, and heading north brings you towards Koramangala and the centre of the city.

For a two-income family that can be a practical middle point. One of you can commute to the Electronic City offices while the other drives to Koramangala, HSR Layout or Bommanahalli, each a drive away. Schools, hospitals and everyday shopping are spread across the surrounding localities rather than inside the project.

The developer has not published distances or travel times to any of these places, so we do not quote any. Hosur Road is heavily used at rush hour, and the side road into the layout will decide how quickly you reach it. Drive from the site to your workplace on a weekday morning, then make the return trip in the evening, before you commit.

Mahindra NewHaven Apartments has three plans on sale, and every size is quoted as built-up area. Entry is the 3 BHK: 1,353 sq ft for Rs. 2.62 Crore upwards, roughly Rs. 19,400 per sq ft. A half-room more takes you to the 3.5 BHK, 1,469 sq ft for Rs. 3.02 Crore upwards, or about Rs. 20,600 per sq ft. Four bedrooms means 1,687 sq ft for Rs. 3.31 Crore upwards, near Rs. 19,600 per sq ft.

Carpet areas have not been published, so ask for them in writing and compare them with the built-up figures. Because the tower is under construction, GST applies on top of the agreed price. Stamp duty and registration are payable as well. Your cost sheet should list:

• The base rate and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking and how many bays are included
• Clubhouse fee and maintenance deposit
• GST as a separate line
• Stamp duty and registration on the full value

Mahindra NewHaven Apartments has no RERA registration number published for this tower. Ask Mahindra Lifespace Developers Ltd for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a booking amount. The listing there shows the promoter, the land and the completion date the developer has committed to.

At this stage you are buying a flat that does not exist yet, so the paperwork is about the promise. Ask for:

• The RERA registration certificate
• Sanctioned building plan showing your floor and unit
• Title documents and an encumbrance certificate for the 2.3 acres
• A draft agreement for sale with the handover date and penalty for delay
• The payment schedule tied to construction stages

When the tower is finished, collect the occupancy certificate before you take possession. The sale deed is registered at that point, and the khata should then be moved into your name.

Mahindra NewHaven Apartments is one 24-floor tower on 2.3 acres, shared by 119 households, with the clubhouse and outdoor spaces arranged around it. The developer has not stated how much of the plot stays open, so ask to see the sanctioned site plan. Any images you are shown are as planned by the developer, not photographs of finished spaces.

A weekday could begin with laps in the swimming pool or a session in the gymnasium, followed by a stretch on the activity and yoga area. If you work from home, the co-working spaces let you take calls away from the family. Children can use the kids' play area after school, while the dog gets its run in the pet park.

Later in the day the jogging track and the multipurpose sports court draw the active residents, and the landscaped gardens suit a slower walk. The indoor games zone covers wet evenings, and the clubhouse and party area host birthdays and gatherings. Since the tower is still being built, ask which of these will be ready on the day you get your keys.
