The developer has not named nearby schools, hospitals, stations or offices, and has published no distances. So we cannot map your commute for you, and we will not guess at one.

What you can do is test it. Take the route to your workplace from the site at the hour you would normally leave, and repeat it in the evening. Do the same for the school run if you have children, and note how long it takes to reach a hospital with an emergency ward.

Look at the approach road as well. A pair of 25-floor towers will add several hundred cars to the lanes around the layout once people move in, so check the width of the access road and where the main gate will open. The 3 BHK Wood, 1,925 sq ft, begins at Rs. 2.10 Crore, about Rs. 10,900. The 3.5 BHK Meadows, 2,085 sq ft, costs Rs. 2.25 Crore upwards, about Rs. 10,800. The 4 BHK, 2,363 sq ft, starts at Rs. 2.57 Crore, again near Rs. 10,900 per sq ft. Carpet areas are not published, so ask for them.

Because the homes are under construction, GST is charged on top of the price. Stamp duty and registration apply at the sale deed. Ask for a cost sheet with these lines:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking, with the number of bays
• Clubhouse fee and maintenance deposit
• GST shown on its own
• Stamp duty and registration
• The construction-linked payment schedule

Mahindra Zen Apartments has no RERA registration number published by the developer. Ask Mahindra Lifespace Developers Ltd for it and search the Karnataka RERA website (rera.karnataka.gov.in) before paying anything. The entry lists the promoter, the land, the approved plan and the completion date, which you can hold against the 2027 handover.

Buying off-plan, you are relying on promises, so collect them on paper:

• The RERA registration certificate
• The sanctioned building plan marked with your tower and unit
• Title documents and an encumbrance certificate for the 4-acre site
• A draft agreement for sale with the handover date and delay compensation
• The payment schedule linked to construction stages
• The bank approvals, if you plan to take a home loan

At handover, ask for the occupancy certificate for your tower before you take the keys. Register the sale deed, then have the khata moved into your name.

Mahindra Zen Apartments has a 4-acre site with two towers of 25 floors, with the shared facilities arranged on the ground between them for 228 households. The developer has not published the share of open space, so ask for the sanctioned site plan. The images you see are as planned by the developer, since the towers are still being built.

Once you move in, the day could open on the jogging track or in the swimming pool, with the gymnasium and the activity and yoga area inside the clubhouse. There is a health centre on the list too. After school, children can head to the kids' play area while parents walk the landscaped gardens.

Evenings bring games on the multipurpose sports court or, when it rains, in the indoor games zone. The amphitheatre suits a community show, and the party area takes birthdays and festival gatherings. With only two towers, the distance from your door to the pool is short whichever block you choose. Ask which facilities the developer will open at the first handover and which will come later.
