MAIA Pelican Grove

MAIA Pelican Grove stands in Nehru Nagar in Jakkur, pincode 560064, on the north side of Bangalore. The area is best known for Jakkur lake and a greener, more open feel than the dense city centre. Day to day, that means walks by the water and less concrete outside your window.

From here, Hebbal, Yelahanka and Thanisandra are all reachable by road, and the locality lies on the route out to Kempegowda International Airport. For a household where someone flies often for work, that direction of travel is a real advantage. Schools, hospitals and shops are spread across Jakkur and Hebbal.

The developer has not published distances or travel times, so we do not quote any. Try the journeys that matter to you before you commit. Drive to your office at the usual hour, time the school run, and check the route to the airport on a weekday evening. Look at the lanes around the tower too, since a quiet street at noon can be busy at rush hour.

MAIA Pelican Grove has two plans, both four bedrooms and both measured as built-up area. The first is 4,750 sq ft, from Rs. 5.9 Crore, or about Rs. 12,400 per sq ft. The second is 5,250 sq ft, from Rs. 6.47 Crore, about Rs. 12,300 per sq ft. Carpet areas are not published. The specification mentions staff rooms and outdoor bathroom areas, so ask how the space is split.

A home with an occupancy certificate carries no GST. If the developer is still finishing any part of the unit, ask how GST applies. Stamp duty and registration are due either way. Your cost sheet should show:

• Base price and the area it is based on
• Floor and view premiums
• Number of basement parking bays included
• Clubhouse charges and maintenance deposit
• Any GST, on a separate line
• Stamp duty and registration on the full value

If you are buying from an owner, ask for the price their sale deed records and any dues to the association.

MAIA Pelican Grove has no RERA registration number published yet. Ask MAIA Estates for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promoter, the land and the completion details, and confirms the tower was built to the approved plan.

Because the building is finished, the paperwork centres on completion and title. Ask for:

• The occupancy certificate for the tower
• The sanctioned building plan showing your unit
• Title documents and an encumbrance certificate for the 1.8 acres
• Khata and the latest property tax receipt
• A draft sale deed for review by your lawyer

If you buy from an existing owner, add the seller's registered sale deed, a no-dues letter from the association and, where there is a loan, the bank's release of the originals. Complete the purchase on a registered sale deed, then transfer the khata to your name.

MAIA Pelican Grove covers 1.8 acres with a single 20-floor tower and 36 homes, so the grounds are shared by very few families. The share of open space has not been published; walk the site and ask for the sanctioned plan. Marketing images were as planned by the developer, and since the tower is finished, compare them with what is actually built.

A morning could start with lengths of the 25 m infinity pool or a run on the lakeside jogging track, then the gymnasium. With two clubhouses for so few homes, you are unlikely to wait for a machine. Children have their own play area, and the outdoor courts take a game after school.

Later, the spa and sauna offer a slower hour, and the floral gardens make for an evening walk. Weekends suit the open barbecue area and the party areas, with the games room and the activity area for guests of all ages. Ask the association how these are booked and what they cost to run.
