Mantri Blossom

Mantri Blossom stands across Lalbagh Fort Road from one of the gates to Lalbagh, in Doddamavalli near Sudhama Nagar, pincode 560004. The botanical garden is a much-loved green space, and here it is across the street rather than a drive away.

Your daily life would lean on some of Bengaluru's oldest neighbourhoods. Jayanagar and Basavanagudi are close by road, and the city centre with its offices is reachable too. Schools, hospitals and markets in these areas have been running for decades. The developer has not published distances or drive times, so we give none.

A central address changes how you get around. Many errands can be done on foot or in a short auto ride, but the roads around Lalbagh are busy, especially at weekends when visitors arrive. Drive to your workplace at your normal hour and back in the evening before you decide. Check how easy it is to turn in and out of the gate at peak times, and see how much noise reaches the flats facing Lalbagh Fort Road.

Mantri Blossom lists five plans, all quoted as built-up area:

• Three bedrooms, 2,795 sq ft: Rs. 5.37 Crore onwards
• Three and a half bedrooms, 3,310 sq ft: Rs. 6.34 Crore onwards
• Three and a half bedrooms, 3,385 sq ft: Rs. 6.64 Crore onwards
• Four bedrooms, 4,080 sq ft: Rs. 7.99 Crore onwards
• Five-bedroom duplex, 6,270 sq ft: Rs. 12.2 Crore onwards

At entry prices, the smallest home comes to about Rs. 19,200 per sq ft and the duplex to about Rs. 19,500. Carpet areas are not published, so ask for them.

A finished home with an occupancy certificate does not attract GST, but stamp duty and registration apply. Ask for a cost sheet or seller's statement with:

• Price and the area it covers
• Car parking bays allotted to the unit
• Maintenance deposit or sinking fund transfer
• Any pending dues or property tax
• Stamp duty and registration

Mantri Blossom has no RERA registration number published yet. A project completed before or around 2018 may not have needed one, so ask the seller whether it is registered and, if so, check the entry on the Karnataka RERA website, rera.karnataka.gov.in.

For a finished home, the papers matter more than the RERA entry. Ask for:

• The occupancy certificate for your block
• Sanctioned building plan showing your unit
• Title documents and a fresh encumbrance certificate
• Khata in the seller's name and the latest tax receipt
• The previous sale deed, if you are buying from an owner
• A no-dues letter from the residents' association

Have a lawyer check the chain of title before you pay an advance. On completion, register the sale deed in your name and apply for the khata transfer. Also move the electricity and water connections, and the association membership, into your name.

Mantri Blossom has a 2.63-acre site carrying four blocks, the tallest at 24 floors, with 180 homes between them. That is a low number of households for a site of this size, which should keep shared spaces less crowded. Because the project is built, you can walk the grounds and see the layout for yourself rather than relying on renders.

A morning could begin on the jogging track or in the gym, followed by a swim. Evenings suit the outdoor courts, or a game of table tennis for those who prefer something gentler. Children have a play area and an activity area, and the games room helps on wet days.

For celebrations, there is a party area. The landscaped gardens inside the compound add to Lalbagh on the other side of the road. Retail spaces within the project cover small daily needs. Since the project has been lived in since 2018, ask the residents' association about the monthly maintenance, the condition of the pool and lifts, and any repair fund that owners are paying into.
