Mantri Energia stands inside Manyata Embassy Business Park at Nagawara, near the N-1 building, in Thanisandra, pincode 560045. It is on the north side of Bengaluru, not far from Hebbal. For anyone who works in the park, the morning commute can be a walk rather than a drive.

The airport at Devanahalli has pulled a lot of growth to the north of the city, and Hebbal and the areas around it now have schools, hospitals and shops. The developer has not published distances to any of them, so we do not quote figures. If your office is outside the park, time the drive at your usual hour and back in the evening.

Living inside a busy office campus has its own pattern. Roads fill up at shift changes and empty out at weekends. Walk from the gate to the blocks at 9 in the morning and 6 in the evening to see how much office traffic passes by. Ask how residents' entry is kept separate from the office flow, and how visitors and delivery riders reach the flats.

Mantri Energia has no homes left, because the developer has sold every one. For reference, the two layouts were both three-bedroom, in built-up area:

• Three bedrooms, 1,255 sq ft
• Three bedrooms, 1,355 sq ft

These are small for three bedrooms, so the third room may work better as a study or a child's room. Carpet areas were not published; ask the seller for the sanctioned plan and measure the rooms. Condition will vary a lot after several years of use, so look for damp, worn fittings and any changes owners have made.

A resale of a finished flat carries no GST. Stamp duty and registration apply. Before you agree a price, ask the seller for:

• The price and the area it covers
• Parking bay allotted to the flat
• Maintenance deposit and sinking fund transfer
• No-dues letter from the association
• Latest property tax and electricity bills
• Any tenancy that must end before handover

Mantri Energia is listed as approved by BBMP and BDA. No RERA number has been published. If the seller says it is registered, look up the number on the Karnataka RERA website, rera.karnataka.gov.in, and compare the details with the papers you are given.

For a resale in a finished building, ask for:

• Occupancy certificate for the block
• BBMP/BDA sanctioned plan showing the flat
• The seller's registered sale deed from the developer
• A current encumbrance certificate
• Khata in the seller's name and the latest tax receipt
• Loan closure letter, if the seller had a home loan
• No-dues letter from the owners' association

Since the project stands inside a business park, ask the association how the residential land is held and whether any campus-wide charges fall on flat owners. Have a lawyer check the title chain before you pay. On completion, register the sale deed in your name and transfer the khata, power and water connections.

Mantri Energia has an 11.5-acre site carrying ten blocks, the tallest at 18 floors, with 1,480 homes in all. That is a dense, busy community, closer to a small town than a quiet enclave. The project is built and occupied, so walk the grounds and see how your block is placed relative to the clubhouse, gardens and gate.

A weekday might start with a swim, the gym or a lap of the jogging track, then a short walk to the office. In the evening there are badminton and basketball courts, table tennis, billiards and a games room. Children have a play area and an activity area, and the library offers a quiet corner for homework.

The cafeteria and retail spaces handle small needs without leaving the campus. Birthdays can go to the party area or the community hall, and the amphitheatre hosts larger events. Landscaped gardens give some green space between the blocks. With 1,480 households sharing, ask the association about pool timings, court bookings, the monthly maintenance charge and the state of the lifts.
