Mantri Webcity

Mantri Webcity stands on Hennur Main Road at Narayanapura, Kothanur Post, near the Southern Asian Bible College, pincode 560077. This is the north-eastern side of Bengaluru. The Manyata Tech Park area and the international airport are the two destinations most people here travel towards, though no distances or drive times have been published.

Because the flats are finished, you can test the commute for real. Leave the gate at the hour you normally head to work and drive to your office, then make the return trip in the evening. If you fly often, try the airport run once at a busy time too.

A campus of 2,171 homes has its own traffic. School buses, cabs and delivery riders all use the same gates, so spend a few minutes at the entrance during the morning rush. Ask residents how long it takes to reach Hennur Main Road, where visitors park and how easy it is to find an auto or cab late in the evening.

Mantri Webcity has five layouts, all given as built-up area. The two-bedroom flats are about 950 sq ft from Rs. 90 Lakhs and about 1,010 sq ft from Rs. 96 Lakhs, both close to Rs. 9,500 per sq ft. The three-bedroom flats are about 1,250 sq ft from Rs. 1.18 Crore, about 1,445 sq ft from Rs. 1.44 Crore and about 1,740 sq ft from Rs. 1.72 Crore. Carpet areas have not been published.

A rate of Rs. 5,790 per sq ft also appears in the published details and does not match these prices, so get the current rate in writing. A finished flat with its occupancy certificate carries no GST, while stamp duty and registration are due on every purchase. Ask for a cost sheet showing:

• Base rate and the area it is charged on
• Floor-rise and facing charges
• Car parking bays and their cost
• Backup power and home automation, listed as extra-cost items
• Maintenance deposit and monthly charge
• Stamp duty and registration on the total

Mantri Webcity lists BBMP/BDA approval. No RERA registration number has been published, so ask Mantri Developers whether any phase was registered and search the Karnataka RERA website (rera.karnataka.gov.in) by project name. A campus built in phases may have different papers for different blocks, so check the ones for yours.

For a completed flat, ask for:

• The occupancy certificate for your block
• The BBMP/BDA sanctioned plan showing your unit
• Title deeds and an encumbrance certificate for the land
• Khata for the flat and the latest property tax receipt
• A draft sale deed to read before you pay the balance

If you are buying from an owner, add their registered sale deed, the full title chain, a no-dues letter from the owners' association and a lender's letter if there is a loan on the flat. At handover, register the sale deed and then transfer the khata and electricity account into your name.

Mantri Webcity is planned on a 44.26-acre site with 22 mid-rise blocks, none above 15 floors, and themed gardens and water features around the site. The share of open land has not been published, so walk the grounds and see how far your block is from the clubhouse and the pool. Renders are as planned by the developer, but most of what you see here is already built.

An early start could be the jogging track, the outdoor exercise area or the health club and gym, then a swim, with a separate toddlers' pool for young children. There is a meditation and yoga hall and a floor for dance and aerobics. Racquet players have badminton and squash courts, and there is a basketball court too.

Evenings and weekends offer table tennis, a pool table, chess and carrom, a library, a crafts room and a TV room with a mini theatre. A creche, a telemedicine and healthcare room, bank ATMs and retail spaces cover daily needs. Family events go to the community hall, the banquet hall or the party area. Security and round-the-clock backup power are listed as well.
