Manyata Earthsong Phase 5

Manyata Earthsong Phase 5 lies off the Kempegowda International Airport Road in the Devanahalli area, pincode 562110. The developer has not published distances to the airport, offices, schools or hospitals, so none are quoted on this page. Being on the airport side is the main draw, and the easiest way to judge it is to drive it.

Go at the times that matter to you. Drive from the layout gate to your office at your usual start time, and come back in the evening rush. If you travel often, time the run to the airport terminal too. Frequent fliers and people working on the northern side of the city will feel the benefit most.

Remember that you will be building a house here, so daily life also depends on what is close by: shops, a school for your children, a clinic. Drive around the surrounding villages and roads and note what you find. Ask existing owners how long it takes them to reach the main road, and whether water tankers, deliveries and cabs come to the layout easily.

Manyata Earthsong Phase 5 is a plotted layout, so you buy land and build your own home on it. Two sizes were sold: 30 x 50 feet, about 1,500 sq ft, and 40 x 60 feet, about 2,400 sq ft. The permitted floors and setbacks have not been published, so ask the approving authority before you commission a design.

Both sizes are sold out with the developer and there is no current price list. What you pay is agreed with the owner, so look at recent resale deals in the layout for plots of the same size and position. Corner plots and those facing a park usually ask more.

No GST is charged on buying land from an owner. Stamp duty and registration are payable on the agreed value. Building the house is a separate cost, and a construction contract normally carries GST. Before you make an offer, ask the seller for:

• The plot size as stated in their sale deed
• Maintenance paid so far and any dues outstanding
• Any structure or foundation already on the plot
• Stamp duty and registration on the agreed price

Manyata Earthsong Phase 5 has no RERA registration number published for this phase yet. Ask the seller or Manyata Developers for it and search the Karnataka RERA website (rera.karnataka.gov.in). A plot is only as good as the approvals behind the layout, so this file needs a lawyer's eye.

For a plot in a layout, ask for:

• The land conversion order for residential use
• The approved layout plan showing your plot number
• The release order for the plot you are buying
• An encumbrance certificate for the plot
• Khata in the seller's name and the latest tax receipt
• The seller's registered sale deed and the earlier title chain

If anything is already built on the plot, add the building plan approval for it. Check that the plot number and measurements match on every document. On completion, you and the owner sign a sale deed at the sub-registrar's office, and then you apply to transfer the khata into your name before starting construction.

Manyata Earthsong Phase 5 is a gated layout of plots along tree-lined internal roads, with the shared facilities grouped for all owners. Ask for the approved layout plan and find your plot on it: position relative to the clubhouse, the parks and the boundary changes both value and daily noise. Any images you see are as planned by the developer, so compare them with what is on the ground.

A morning could start with a walk or a run along the jogging track, or a session in the gymnasium. The clubhouse is listed at 35,000 sq ft, with a swimming pool and an indoor games zone. Children have a play area and several sports courts, and the activities pavilion is there for classes and hobby groups.

Evenings can be spent in the green spaces or at a show in the open-air theatre, and the party area handles family occasions. The layout also mentions a resort facility called Windchimes Resort; ask exactly what it offers and who can use it. Since the facilities are shared across the whole layout, ask existing owners how well they are run.
