Manyata Midlands

Manyata Midlands lies at Gudnahalli in Anekal, next to Sairam College, pincode 562106. That is on the southern fringe of Bengaluru, further out than the main city suburbs. The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here; the college is the one landmark on record.

Since the land is some way from the city, the commute is the question to settle first. Drive from the site to your workplace at your usual start time and back again in the evening. Note the state of the approach roads and where traffic slows, because you will make that trip every working day once you move in.

Look beyond the drive, too. You will be building a home here, so check where the nearest grocery shops, clinics and schools are, and how far you would go for building supplies. Ask the developer when the internal roads and the approach will be finished, and whether water and power will reach each plot before handover.

Manyata Midlands sells land, not a built home. Every plot is 30 x 50 feet, listed at about 1,499 sq ft, and you design and build your own house on it. Permitted floors and setbacks have not been published, so ask the approving authority before an architect starts work.

The starting price is Rs. 66.8 Lakhs, about Rs. 4,450 per sq ft. Stamp duty and registration are payable on the plot value. Ask the developer whether any GST applies to development or amenity charges while the layout is ongoing. The cost of building your house comes later and is not part of this price. Ask for a cost sheet listing:

• Plot number, dimensions and area as per the approved layout
• Base rate per sq ft and any corner or park-facing premium
• Development and clubhouse charges
• Power and water connection charges
• Maintenance deposit and when it starts
• GST, if any, shown separately
• Stamp duty and registration

Also ask for the payment schedule linked to work on roads and services.

Manyata Midlands does not yet show a published RERA registration number. Ask Manyata Developers for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promoter's declared completion date, which you can compare with the December 2027 handover.

For a plotted layout still under development, ask for:

• The conversion order allowing residential use of the land
• The approved layout plan with your plot number
• The release order for the plots, or its current status
• An encumbrance certificate for the whole parcel
• Title deeds proving the developer's ownership
• A draft agreement for sale, including the payment schedule

Have a property lawyer read the file before you pay the booking amount. At handover, you register the sale deed for your plot at the sub-registrar's office and then apply for the khata in your name. With those in hand, you can seek approval for your own house plan.

Manyata Midlands spreads 485 plots of the same size over 30 acres, with roundabouts, tree-lined roads and seven themed parks through the layout. The plan is still being built, so any images are as planned by the developer. Find your plot on the approved layout and check how close it is to the parks, the clubhouse and the entrance arch.

Once the facilities open, mornings could start with a run on the jogging track, a workout in the gymnasium or a session in the meditation and yoga zone. The swimming pool and the clubhouse are the centre of the social side. Children have a play area, an indoor games room and outdoor sports courts.

A library gives older children and adults a quiet room, and the multipurpose hall can take classes and family functions. The open amphitheatre suits community events on weekend evenings, and the landscaped gardens are there for a slow walk. Maintenance on these usually begins once they are handed over, so ask when that will be and what the charge is likely to be.
