NBR Soul of the Seasons

NBR Soul of the Seasons stands at No. 27/3, Kachamaranahalli village, Varthur Hobli, along the Gunjur-Kodathi road, pincode 560087, across from the Sri Sri Ravishankar Vidya Mandir School. This is the eastern side of Bengaluru, in the growing belt that links Whitefield with Sarjapur Road; Gunjur, Kodathi and Varthur are its nearby villages.

Most residents will work along the Outer Ring Road tech corridor or in Whitefield, both reached by road. The developer has not published distances or drive times, so we do not quote any. Drive from the site to your office at your usual start time on a weekday, and back again in the evening, before you commit.

If your children are at the school across the road, the morning drop is a walk rather than a drive. For everything else, from groceries to a hospital visit, expect to use a car or two-wheeler until the area fills in. The project plans a supermarket and a clinic inside the campus, which would cut some of those trips once they open.

Roads in this belt are still being widened and extended. Ask what access work is planned before 2029, and look at how the approach road copes after heavy rain.

NBR Soul of the Seasons has nine layouts, all three-bedroom homes, quoted as built-up area; carpet areas are not published. The smallest, about 1,446 sq ft, is priced at Rs. 1.65 Crore to Rs. 1.68 Crore. Plans of about 1,503, 1,618 and 1,628 sq ft follow at Rs. 1.70 Crore to Rs. 1.88 Crore. Three plans of about 1,679, 1,690 and 1,705 sq ft cost Rs. 1.91 Crore to Rs. 1.99 Crore.

The largest two, about 1,825 and 1,826 sq ft, are priced at Rs. 2.32 Crore to Rs. 2.41 Crore. The rate climbs with size, from about Rs. 11,400 per sq ft on the smallest plan to about Rs. 12,700 on the largest.

Because the flats are under construction, GST applies to the construction portion of the price, and stamp duty and registration are extra. Ask for a cost sheet listing:

• Base rate, the area it is charged on, and your floor
• Floor-rise and facing premiums in a 26-floor tower
• Car parking and clubhouse charges
• GST as a separate line
• Maintenance deposit and expected monthly rate
• Stamp duty and registration
• Payment schedule linked to construction stages

NBR Soul of the Seasons has no RERA registration number published for this project yet. Ask NBR Group for it and check the entry on the Karnataka RERA website, rera.karnataka.gov.in. The entry shows the completion date the builder has declared, which should match the November 2029 date in your agreement.

Before you pay a booking amount, ask to see:

• The RERA registration certificate
• Title deeds and an encumbrance certificate for the land at No. 27/3
• The sanctioned building plan with your flat marked
• A draft agreement for sale with the handover date and payment schedule
• The list of banks that have approved the project for loans

With a handover more than three years away, keep every receipt and check that each demand matches a construction stage you can see on site. Visit between payments rather than relying on progress photos.

At handover, ask for the occupancy certificate before you take the keys. Then register the sale deed in your name, apply for the khata, and move the power and water connections to you. A property lawyer should read the agreement and the sale deed before you sign.

NBR Soul of the Seasons puts 282 homes on 9 acres, in towers of up to 26 floors, around a clubhouse of 40,000 sq ft. The developer has not published the number of towers or the open-space share, so ask for the sanctioned site plan. Everything you see today is the layout as planned by the developer.

A weekday could begin on the jogging and skating track or in the gymnasium, followed by a swim or time in the jacuzzi. Parents can use the creche, and children have a play area. After school, the multiple sports courts and the indoor games zone keep older ones busy.

The campus is planned to cover small daily needs too. A supermarket, a clinic, a health centre and a cafe are on the list, so a forgotten grocery item or a quick check-up need not mean a drive. Dog owners get pet parks.

Weekends could bring a film in the mini theatre, a performance in the amphitheatre or a family event on the multipurpose party lawn, with the landscaped gardens for a slower evening. Ask which of these will be ready at your handover and what the monthly maintenance is expected to be.
