NSL Nakshatra

NSL Nakshatra stands on Road No. 1 of Kukatpally Housing Board Colony, pincode 500072, on the north-western side of Hyderabad. Kukatpally is among the older housing districts of Hyderabad, so you move into a neighbourhood that already works rather than one waiting for roads and shops.

For work, HITEC City and Madhapur are a drive away, and the Hyderabad Metro serves Kukatpally, which gives you a choice between car and train on the days traffic is bad. The developer has not published distances or travel times to any of these places, so we quote none. Try the commute at your usual hour and compare it with the metro.

Everyday life is easy to cover locally. Schools, hospitals, malls and neighbourhood markets are spread across Kukatpally, so errands rarely need a long drive. The flip side of a busy, built-up area is traffic on the approach roads and limited street parking. Visit on a weekday evening and see how the lanes around the colony handle the rush, and ask how many parking bays come with your home.

NSL Nakshatra lists nine layouts. The 3 BHK comes as about 2,340 sq ft from Rs. 2.10 Crore and about 2,968 sq ft from Rs. 2.64 Crore. The seven 4 BHK plans measure about 3,052, 3,157, 3,354, 3,430, 3,822, 4,002 and 4,059 sq ft. Starting prices for these climb from Rs. 2.72 Crore through Rs. 2.81, 2.98, 3.04, 3.38 and 3.54 Crore to Rs. 3.59 Crore.

Worked out per sq ft, every plan lands between about Rs. 8,800 and Rs. 9,000. The sizes appear to be saleable area; carpet areas have not been published, so ask for them.

This is an under-construction home, so GST is payable on top. Stamp duty and registration apply when the sale deed is signed. Ask for a cost sheet showing:

• Base rate and the area it is charged on
• Floor-rise charges on a 40-floor block
• Parking bays included with your plan
• Clubhouse fee, maintenance deposit and advance maintenance
• Power, water and meter connection charges
• GST, stamp duty and registration as separate lines

NSL Nakshatra has no RERA registration number published yet. Ask NSL Infratech for it and look it up on the Telangana RERA portal (TS-RERA). The entry shows the approved plan, the declared completion date and quarterly progress, so you can check the October 2028 target against the promoter's own filing.

The land is recorded as survey numbers 1044 and 1045, Phase 1. For an under-construction purchase, ask for:

• RERA registration certificate for the phase
• Building permission and the sanctioned plan for your block
• Title documents and an encumbrance certificate covering both survey numbers
• Draft agreement for sale with the handover date and the delay penalty
• Payment schedule tied to construction stages

Since the address says Phase 1, ask whether later phases are planned on adjoining land and how they would share the clubhouse. At handover, ask for the occupancy certificate for your block. Then register the sale deed and move the property tax record and the power connection into your name.

NSL Nakshatra has three blocks rising as high as 40 floors on 2.3 acres, so much of the shared life is stacked into a clubhouse of 35,000 sq ft rather than spread over lawns. The share of open ground has not been published. Ask for the sanctioned site plan, and read the images you are shown as renders as planned by the developer.

A morning might begin on the yoga deck or in the tai chi zone, or in the gymnasium before a swim. Children get several play areas, and the jogging and skating track keeps older ones busy after school. Pet owners get a pet park, which is rare in a compact site.

Later in the day, the café lounge is the place to meet neighbours, and the indoor games area and sports courts cover a restless afternoon. The mini golf course and mini theatre are there for weekends. Family functions can go to the banquet hall or the amphitheatre, with landscaped gardens for an evening walk. With only 301 homes, ask how the club will be run and what the maintenance charge will be.
