NVT Arcot Vaksana lies in Sarjapura Hobli of Anekal Taluk, pincode 562125, along the road that links Sarjapura with Attibele. Its postal address uses the Infosys campus as a reference point, which helps when you give directions to a cab or a delivery rider. The land is recorded under survey numbers 429, 430/1 and 599.

This is a suburban address on the south-eastern side of Bengaluru, and most families here will rely on a car for the office run and for errands. The developer has not published distances to workplaces, schools, hospitals or stations, so we do not quote any. The best test is your own: drive from the gate to your office on a weekday morning, and come back in the evening peak.

Because the community has been lived in since late 2017, you can see the neighbourhood as it is today rather than as a plan. Spend some time on the approach road, see where the nearest shops and a clinic are, and ask a few residents how long their daily trips take. Their answers will tell you more than any map.

NVT Arcot Vaksana was built in three villa types, all with four bedrooms and sizes quoted as built-up area. The Earth Villa and the Earth G-Series Villa each measure about 3,664 sq ft with four toilets. The Sky Villa is about 2,885 sq ft with three toilets. Carpet and plot areas have not been published, so take both from the seller's sale deed and approved plan.

Every type is sold out with the developer, so the price is whatever you agree with an owner. No GST applies to a resale of a completed home. Stamp duty and registration are charged on the sale deed, and because a villa deed carries the land too, budget for a larger bill than on a flat. Before you agree a figure, ask the seller for:

• The asking price and what fittings are included
• The plot area and built-up area stated in the deed
• Any changes made to the house and their approvals
• Maintenance dues cleared up to the sale date
• A loan closure letter if the house is mortgaged
• The stamp duty and registration estimate for the agreed value

NVT Arcot Vaksana does not yet show a published RERA registration number. Ask the developer or the seller whether it was registered and look for it on the Karnataka RERA website (rera.karnataka.gov.in). For a finished villa bought from an owner, the title chain and the completion papers carry more weight than a RERA entry.

Have a property lawyer review these before you pay a token amount:

• The occupancy certificate for the villa
• The seller's registered sale deed and the earlier title documents
• An encumbrance certificate covering at least the years since 2017
• The khata in the seller's name and recent tax receipts
• The approved layout and building plan
• A no-dues letter from the residents' association

If the seller still has a home loan on the villa, the bank must release the original documents before registration. Agree who pays each charge, sign an agreement to sell with a clear timeline, then register the sale deed at the sub-registrar's office and apply to move the khata into your name.

NVT Arcot Vaksana is a walled estate of 66 independent villas on 7 acres, with the shared facilities gathered around a clubhouse. Since everything is built, you can walk the lanes yourself and see where a particular house lies in relation to the gate, the clubhouse and the boundary wall. Any renders you are shown are as planned by the developer; the finished estate is what counts now.

An ordinary day might start with a run on the jogging track or a workout in the gymnasium, then a swim before the office. In the afternoon, children head to the play area, while older ones use the outdoor courts or the games room. Table tennis is on the list too, which suits a quick match after dinner.

For the family, there are landscaped gardens for an evening walk and a party area for birthdays and festivals. A health centre and retail spaces are listed among the facilities, which helps with small needs close to home. As these have been in use for years, ask the residents' association which are running, what was recently repaired and how the maintenance fund is doing.
