NVT Life Square lies off Nagondanahalli Colony Road in Nagondanahalli, pincode 560067, part of the wider Whitefield area in east Bengaluru. Whitefield grew around its office parks, so many residents here will be looking for a short daily run to work rather than a cross-city drive.

The developer has not published distances to offices, schools, hospitals, stations or malls, so we do not quote any here. Rather than trust a map, try the commute you would actually make. Leave the gate at your usual hour on a weekday, note the time to your desk, and do the return trip in the evening rush, when the roads are at their slowest.

A completed estate lets you see daily life as it is. Walk the lane outside the gate, check where you would buy groceries and medicines, and see how easily a school bus or a cab reaches the entrance. If you have children, ask a couple of residents which schools their kids attend and how long the bus ride takes. Also check how far the villa you like is from the gate, since that walk matters every day.

NVT Life Square follows one design, the Earth Villa, with four bedrooms and four toilets in about 3,565 sq ft built-up. Neither the carpet area nor the plot area has been published, so read both off the seller's sale deed and the approved plan. With one design across the estate, compare villas by plot, facing, condition and any changes owners have made.

The developer has no stock left, so your price is a deal with an owner. A resale of a completed home carries no GST. Stamp duty and registration are due on the sale deed, and a villa deed covers land as well as the building, which raises that cost. Ask the seller to put these in writing:

• The asking price and the fittings that stay in the house
• Plot and built-up areas as stated in the deed
• Any extensions or alterations, with approvals
• Maintenance paid up to the date of sale
• Loan closure details if the villa is mortgaged
• Your estimate of stamp duty and registration on the agreed value

NVT Life Square has no RERA registration number published by the developer. Ask the seller or NVT Quality Lifestyle whether one was issued and search for it on the Karnataka RERA website (rera.karnataka.gov.in). On a resale of a finished villa, the completion papers and the chain of title are what protect you.

Before any money moves, have a property lawyer go through:

• The occupancy certificate covering the villa
• The seller's registered sale deed and the earlier title chain
• An encumbrance certificate for the years since the land was bought
• The khata in the seller's name, with recent tax receipts
• The sanctioned layout and building plan
• A no-dues letter from the residents' association

If a bank holds the original deeds against a loan, the seller must close it and collect them before registration. Sign an agreement to sell with a clear timeline, register the sale deed at the sub-registrar's office, then apply to move the khata and utility connections into your name.

NVT Life Square is a compact walled estate of 65 villas on 5 acres, all built to the same plan, with shared facilities around a clubhouse. As the estate is finished, you can walk it and judge each house by where it is placed, which way it faces and how much garden it has. Any renders you may see were as planned by the developer, so trust the estate on the ground.

A weekday could begin with a lap of the jogging track or a session in the gymnasium, followed by a swim. After school, children have a play area of their own, while teenagers can use the outdoor courts, the games room or the table tennis setup. Evenings suit a walk through the landscaped gardens.

For celebrations, there is a party area, so small functions need not leave the estate. A health centre and retail spaces are part of the facility list for everyday needs. These have been in use since 2020, so ask the residents' association what is working, what is under repair and whether any upgrade levy is planned before you buy.
