NVT Mystic Garden

NVT Mystic Garden lies in Indlabele village of Anekal Taluk, pincode 562107, along the road between Sarjapura and Attibele. The land is recorded under survey numbers 6, 7, 8/1, 2, 3, 80 and 81. The listing files it under Hosur Road, so do not be surprised when a map places it closer to the Sarjapura-Attibele belt.

This is the outer south-east of Bengaluru, and a car will do most of the daily work, from the office run to the weekly shop. The developer has not published distances to workplaces, schools, hospitals or stations, so we give none here. Time the drive from the gate to your office on a working morning, and try it again on the way home.

Because families have lived here since late 2020, you can see how the area works day to day. Note how far you need to go for groceries, a pharmacy and a doctor. If you have school-age children, ask a few residents which schools they use and how long the bus takes. Also check the approach road in the rain, since low-lying stretches show up then.

NVT Mystic Garden was built in three designs, with sizes quoted as built-up area. The Lilac has three bedrooms in about 1,939 sq ft. The Jasmine and the Primrose both have four bedrooms, in about 2,292 sq ft and about 2,876 sq ft. Carpet and plot areas have not been published, so read them from the seller's deed and the approved plan before you compare two villas.

With the developer sold out, the price is whatever you settle with an owner. A completed home sold by its owner attracts no GST. Stamp duty and registration are due on the sale deed, and since a villa deed covers the land, budget more than you would for a flat. Ask the seller to confirm in writing:

• The asking price and which fittings stay
• Plot and built-up areas from the deed
• Any extensions or changes, and their approvals
• Maintenance dues paid to date
• Loan closure details if the villa is mortgaged
• Your stamp duty and registration estimate on the agreed price

NVT Mystic Garden carries no published RERA registration number. Ask the developer or the seller whether it was registered and search on the Karnataka RERA website (rera.karnataka.gov.in). For a finished home bought from an owner, clean title and completion papers are the real safeguards.

Let a property lawyer examine these before you hand over a token:

• The occupancy certificate for the villa
• The seller's registered sale deed and the earlier title chain
• An encumbrance certificate covering recent years
• The land conversion order for the survey numbers
• The khata in the seller's name and the latest tax receipt
• The sanctioned layout and building plan
• A no-dues letter from the residents' association

If the villa carries a home loan, the seller must repay it and recover the original deeds first. Sign an agreement to sell with dates for each step, register the sale deed at the sub-registrar's office, and then move the khata and utility bills into your name.

NVT Mystic Garden is a small walled estate of 82 homes on 7 acres, laid out as individual villas with the shared facilities around a clubhouse. With everything built, you can walk the lanes and see how each villa relates to the gate, the clubhouse and the boundary. Any renders you come across were as planned by the developer, so judge the estate as it stands.

A usual weekday could open with a run on the jogging track, a workout in the gymnasium or a swim in the pool. Children have a play area close to home, and older ones can use the outdoor courts, the games room or the table tennis setup after school. The landscaped gardens make for an easy evening walk.

Birthdays and festivals can be held in the party area without leaving the gate. A health centre and retail spaces are listed for small daily needs. As these facilities have been in use for years, ask the residents' association which are working, what has been repaired lately and whether any special levy is coming up.
