NVT Symphony of Orchards

NVT Symphony of Orchards lies in Sarjapura Hobli of Anekal Taluk, pincode 562125, on the road that runs from Sarjapura to Attibele. The postal address names the Infosys campus as its reference point, which helps a cab driver find the gate. In the land records, the estate appears under survey numbers 429, 430/1 and 599.

This is the south-eastern edge of the city, and most families will drive for work, school and shopping. The developer has not published distances to offices, schools, hospitals or stations, so we quote none. Test your own commute instead: leave the gate at your usual hour on a working day, note the time to your office, and do the reverse trip in the evening.

Handovers began in February 2026, so the area around the estate is still filling in. Check the approach road, find the nearest grocery store, pharmacy and clinic, and ask whether school buses already come to the gate. The retail spaces planned inside the estate will cover small needs once they open, but confirm their status on your visit.

NVT Symphony of Orchards was built in five designs, with sizes given as built-up area. The Orange is about 2,931 sq ft and the Peach about 3,161 sq ft. The Nectarine is about 3,481 sq ft, the Mango about 3,686 sq ft and the Lemon about 4,068 sq ft. Bedroom counts, carpet areas and plot areas have not been published, so take them from the approved plan and the deed.

Every design is sold out with the developer, so the price is agreed with an owner. No GST applies to the resale of a finished home. Stamp duty and registration are charged on the sale deed, and a villa deed carries the land, so budget more than for a flat. Ask the seller to confirm in writing:

• The asking price and the fittings included
• Plot area, built-up area and bedroom count
• Whether any interior work or changes were made
• Maintenance and utility dues paid to date
• Loan closure details if the villa is mortgaged
• Your estimate of stamp duty and registration on the agreed price

NVT Symphony of Orchards does not yet show a published RERA registration number. Ask for it and search the Karnataka RERA website (rera.karnataka.gov.in). A project completed in 2026 will almost certainly have been registered, and its entry records the approved plan and the declared completion date.

Before you pay a token, have a property lawyer go through:

• The occupancy certificate for the estate
• The seller's registered sale deed from the developer
• Title documents for survey numbers 429, 430/1 and 599, with a recent encumbrance certificate
• The land conversion order and the sanctioned layout
• The khata in the seller's name and the latest tax receipt
• A no-dues letter from the maintenance agency or association

If the seller's bank holds the originals against a loan, the loan must be closed first. Sign an agreement to sell with a clear timeline, register the sale deed at the sub-registrar's office, and then transfer the khata and utility accounts to your name.

NVT Symphony of Orchards places 161 villas over 18 acres, with gardens landscaped as orchards and a clubhouse at the centre of shared life. Everything is built, so you can walk the lanes and see how a villa is placed against the gate, the clubhouse and the boundary. Renders in any brochure were as planned by the developer, so judge the estate as it stands.

An early start could mean the jogging trail through the orchard gardens, the yoga zone, or the gymnasium before a swim. Children have a play area, and the indoor games room covers wet days. Later, the active sports courts are there for a game with neighbours.

If you work from home, the business centre gives you a place for calls and meetings away from family noise. The multipurpose hall takes care of birthdays, festivals and residents' meetings. Retail spaces are planned for day-to-day items. As the estate is newly handed over, ask who manages it now and what the maintenance charge covers.
