NVT Under The Open Sky stands at Huskur, near Budigere Cross, pincode 562129, on the north-eastern edge of Bengaluru. The published address stops at the village name, so ask the sales team for the survey number and a map pin before your first visit.

Daily life here will mostly run by car, from the office drive to the weekly shop. The developer has not published distances to workplaces, schools, hospitals, stations or the airport, so we do not quote any. Plan a trial commute from the site to your office during the morning rush, and note how long the drive back takes in the evening.

Because this is an active building site, the approach roads will carry construction traffic until the villas are done. Look at the width and surface of the road to the gate, and ask whether it will be improved before handover. Also map the nearest grocery store, pharmacy, clinic and school as they exist today, so your plans do not rest on facilities that are only promised.

NVT Under The Open Sky has three four-bedroom designs, each spread over two floors and quoted as built-up area. The Celeste is about 1,824 sq ft from Rs. 5.11 Crore, the Breeze about 2,144 sq ft from Rs. 5.88 Crore, and the Aurora about 2,368 sq ft from Rs. 6.42 Crore. Carpet and plot areas are not published, so ask for both.

On built-up area, the rates run from about Rs. 28,000 per sq ft on the Celeste to about Rs. 27,100 on the Aurora. Since the villas are under construction, GST applies to the construction portion. Stamp duty and registration are due at the sale deed. Ask for a cost sheet that sets out:

• Base price, plot area and built-up area for your villa
• Premiums for corner, garden-facing or larger plots
• Clubhouse fees and the maintenance deposit
• Charges for power, water and sewage connections
• GST as a separate line
• Stamp duty and registration on the full value

NVT Under The Open Sky has no RERA registration number published yet. Ask NVT Quality Lifestyle for it and search on the Karnataka RERA website (rera.karnataka.gov.in). The entry should show the approved plan, the land details and the completion date the developer has declared.

Before you pay beyond a refundable token, ask for:

• The RERA registration certificate
• Title documents for the land and a recent encumbrance certificate
• The land conversion order for residential use
• The sanctioned layout and building plan with your plot marked
• A draft agreement for sale with the handover date and payment stages

Tie each instalment to work you can see on site. At handover, collect the occupancy certificate, register the sale deed in your name and apply for the khata. Keep every payment receipt safe, because your bank and the khata office will ask for them.

NVT Under The Open Sky sets 74 two-floor villas across 6.5 acres, with a clubhouse and shared spaces for all residents. Ask for the sanctioned master plan and see where your plot lies relative to the gate, the clubhouse and the boundary. All images you are shown are renders as planned by the developer until the estate is built.

A morning could start with a round of the jogging track or a stretch on the activity and yoga deck, followed by the gymnasium or a swim. Children get a play area, and the indoor games room will help on wet days. After school, the multiple sports courts are open for a game with friends.

If you own a dog, the pets park is a rare feature, giving you a fenced place for the evening walk. The landscaped gardens suit a slower stroll, the open-air theatre can host shows and screenings, and the party area handles birthdays. As construction continues, ask which facilities will be ready when the first villas are handed over.
