Office Spaces sits in Tower 1 of Eden at Utopia, pincode 560087. The address road is State Highway 35, the Varthur Gunjur Main Road. The project is listed under Whitefield, and the address is on the Varthur side of east Bengaluru. For clients and couriers, the Eden at Utopia name is the easiest reference to give.

For an office, the daily journey that matters is your team's, not just yours. The developer has not published distances to metro or rail stations, bus stops, other business parks or residential areas, so we do not quote any. Ask two or three colleagues to try the trip at your normal start time and report how long it took.

A frontage on a state highway helps with visibility and access, but it also brings heavy traffic at peak hours. Visit in the morning and the evening to see how easy it is to turn in and out of the entrance. Check the parking your unit comes with, where visitors park, and how cabs and delivery riders reach the lobby.

Office Spaces is registered with RERA under PRM/KA/RERA/1251/446/PR/181219/002236, and the entry is noted as having the occupancy certificate. Check the number on the Karnataka RERA website (rera.karnataka.gov.in) to confirm the promoter, the approved plan and the completion status before you pay.

For a finished commercial unit, ask Brigade Group or the seller for:

• The occupancy certificate for Tower 1
• The sanctioned building plan with your unit marked
• Title documents for the land and a recent encumbrance certificate
• The khata for the unit, or for the building if not yet split, and the tax receipt
• The fire safety clearance for the tower
• A draft sale deed and the maintenance agreement

If you are buying from an earlier owner rather than the developer, also ask for that owner's registered sale deed and a no-dues letter from the maintenance agency. After registration, apply to move the khata and the electricity account into your company's name.

Office Spaces is a single commercial tower, Tower 1 of Eden at Utopia, with 12 office units. The developer has not published the number of floors or a site plan, so ask for the sanctioned building plan and see where your unit lies relative to the lifts, staircases and washrooms. Any images you are shown are renders as planned by the developer, but the building itself is finished.

Picture a working day. Staff arrive through a lobby finished in granite or vitrified tiles, take a passenger lift and enter through a glass door in an aluminium frame. Inside, the office floor is bare IPS concrete with a power-trowel finish, ready for your own interiors. Washrooms carry waterless urinals, hand dryers and soap dispensers.

Behind the scenes, a dedicated BESCOM high-tension feeder supplies power, and diesel generators back up the full load. Service and fire lifts keep deliveries apart from visitors, fire exits have metal doors rated for two hours, and security with CCTV covers the building round the clock. No shared amenities such as a cafeteria or gym have been published, so ask what the campus offers.

Office Spaces has six unit sizes, all quoted as built-up area. The smallest is about 1,819 sq ft from Rs. 1.67 Crore, then about 2,479 sq ft from Rs. 2.25 Crore and about 2,731 sq ft from Rs. 2.48 Crore. Next come about 2,883 sq ft from Rs. 2.68 Crore and about 3,075 sq ft from Rs. 2.85 Crore. The largest is about 3,608 sq ft from Rs. 3.32 Crore.

The rate stays close to Rs. 9,200 per sq ft across sizes. Carpet area has not been published, and in offices the gap between carpet and built-up can be wide, so ask for it. As the tower has its occupancy certificate, no GST applies, but stamp duty and registration are charged on the sale deed. Ask for a cost sheet listing:
