Orchid Bloomsberry has its postal address at survey numbers 70/1 and 70/2 in Balagere village, Varthur hobli, Bengaluru 560087. The project is listed under Panathur Road, the main road that most residents of this pocket will use to get in and out. The developer has not published distances to offices, stations, schools or hospitals, so we do not quote any here.

In practice, daily life in Balagere means short runs for groceries and school drops, and a commute that depends heavily on how the roads out of the village behave at peak hour. Roads in growing pockets like this one can slow down sharply when offices open and close. Before you book, make the drive from the site to your workplace at the time you would actually leave home, and time the return in the evening.

The area is still filling in, with new towers going up around the older village lanes. That brings construction trucks and dust for a few years, and it also means shops and services are arriving as residents move in. Walk the approach road to the gate, check where it floods after rain, and ask whether any road widening is planned in front of the plot.

Orchid Bloomsberry offers three 2 BHK plans and three 3 BHK plans, all quoted as built-up area. The 2 BHK homes measure about 1,163, 1,194 and 1,199 sq ft. The 3 BHK homes measure about 1,366, 1,555 and 1,592 sq ft. Carpet areas have not been published, so ask for them in writing.

Published prices run from Rs. 1.07 Crore to Rs. 2.02 Crore. The 1,163 sq ft plan is listed at Rs. 1.07 Crore, about Rs. 9,200 per sq ft, while the 1,194 and 1,199 sq ft plans are listed at Rs. 1.51 and Rs. 1.52 Crore. Among the 3 BHK homes, 1,366 sq ft is listed at Rs. 1.73 Crore, 1,555 sq ft at Rs. 1.56 Crore and 1,592 sq ft at Rs. 2.02 Crore. These gaps are too uneven to trust without a fresh quote.

As an under-construction home, you pay GST on top, plus stamp duty and registration. Ask for a cost sheet that shows:

• Base rate per sq ft and the area it applies to
• Floor-rise and facing charges for your unit
• Car parking and the number of bays
• Clubhouse fee and maintenance deposit
• GST as a separate line
• Stamp duty and registration on the full value

Orchid Bloomsberry has no RERA registration number published by Goyal & Co. A development of 450 homes under construction has to be registered, so ask for the certificate and search for it on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promoter's declared completion date, which you can hold against the December 2027 promise.

At this stage, before you pay anything beyond a refundable token, ask for:

• The RERA registration certificate
• Title deeds and an encumbrance certificate for survey numbers 70/1 and 70/2
• Land conversion order for residential use
• Sanctioned building plan showing your tower and floor
• A draft agreement for sale with the handover date and a stage-linked payment schedule

If you take a home loan, your bank will run its own legal check, which is a useful second opinion. Keep every demand letter and receipt together. At handover, insist on the occupancy certificate for your tower, a registered sale deed in your name and the khata transfer. Do not accept keys for a tower that has no occupancy certificate.

Orchid Bloomsberry places four towers of 17 floors on a 5-acre site, with the clubhouse and outdoor facilities shared by all 450 homes. The developer has not published how much of the land is left open, so ask for the approved site plan and see how much ground the towers take. Images shown at the sales office are renders as planned by the developer.

A weekday could begin on the jogging and skating track or the meditation and yoga deck, before the rush to work. The clubhouse holds a gymnasium and a swimming pool, and there is an indoor games area for evenings when it rains. Children have a play area of their own, and the sports courts give older kids and adults somewhere to play after school or office.

Weekends lean on the landscaped gardens and the multipurpose party area, which can take a birthday or a small family function. A health centre is listed for routine needs, and retail spaces within the project should cover daily items without a drive out. Since the whole project is under construction, none of this is ready yet. Ask for a written timeline for the clubhouse, pool and courts, and whether they open with the first tower or the last.
