For your daily routine, what matters is how quickly you can get from Gunjur Road to the main roads that lead to your office. Growing pockets like this one often have narrow approach roads that fill up at school and office hours. Do the trip yourself on a weekday morning, and again in the evening, before deciding that the location works for you.

With 750 homes planned, the lanes around the project will get busier once residents move in from 2029. Look at where the main entry and exit will be and whether the approach road is wide enough for that traffic. Check for waterlogging after heavy rain, and ask the local ward office whether any road widening is planned near the plot.

Orchid Life has eleven plans, all quoted as built-up area. Compact 2 BHK homes measure about 811 and 923 sq ft, listed from Rs. 92 Lakhs and Rs. 1.04 Crore. Full-size 2 BHK homes measure about 1,194, 1,216 and 1,250 sq ft, listed at Rs. 1.52, Rs. 1.40 and Rs. 1.44 Crore. The 3 BHK with two bathrooms comes in about 1,464, 1,482 and 1,496 sq ft, from Rs. 1.86 Crore. The 3 BHK with three bathrooms comes in about 1,723, 1,756 and 1,863 sq ft, up to Rs. 2.37 Crore.

At the entry price, the smallest plan works out to about Rs. 11,300 per sq ft. Carpet areas have not been published, and one smaller 2 BHK is listed above a larger one, so ask for fresh unit-wise figures.

As the homes are under construction, GST applies, along with stamp duty and registration. Your cost sheet should show:

• Base rate and the area it is charged on
• Floor-rise and facing charges
• Car parking and number of bays
• Clubhouse fee and maintenance deposit
• GST on its own line
• Stamp duty and registration

Orchid Life has no RERA number published yet. Ask Goyal & Co for the registration certificate and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry will list the declared completion date and the approved plan, which lets you check the 2029 promise against what the promoter has filed.

Before you pay more than a refundable token, request:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the land
• The conversion order allowing residential use
• The sanctioned building plan for your tower
• A draft agreement for sale showing the handover date and stage-linked payments

A home loan brings a legal check by the bank, which is worth having as a second view on the title. Keep every demand letter and payment receipt on file. At handover, ask for the occupancy certificate for your tower, a registered sale deed and the khata in your name. Do not take possession of a flat in a tower that has no occupancy certificate.

Orchid Life spreads five towers of 25 floors across 7 acres, with the shared facilities used by all 750 homes. The share of land kept open has not been published, so ask for the sanctioned site plan and see how much ground is left once the towers are drawn in. Pictures at the sales office are renders as planned by the developer.

An ordinary day could start on the jogging track or in the yoga and activity zone, followed by a workout in the gymnasium at the clubhouse. The swimming pool comes with a lounge beside it for an unhurried evening. Children get more than one play area, and the multiple sports courts give teenagers and adults a place to play without leaving the gate.

When the weather turns, the indoor games room and the AV room keep people busy indoors. Birthdays and small gatherings can go to the multipurpose party area, and the landscaped gardens are the space for an evening walk. Retail spaces within the project should cover everyday shopping. Since construction runs until 2029 or later, ask for a written schedule showing when the clubhouse, pool and courts will open.
