Patel Smondo

Patel Smondo stands in Gachibowli, pincode 500081, in west Hyderabad. Much of the city's tech workforce is employed in this belt, and many large companies keep offices here. For a lot of buyers, that turns the daily commute into a short drive or even a cab ride of a few minutes.

If your office is further out, you can drive to HITEC City or to the Financial District. The developer has not published distances or travel times to either, so we do not quote any. Make the trip at the hour you would really leave, and again on the way home, because traffic in this belt changes sharply between morning and evening.

Day-to-day needs are met close by. You will find schools, hospitals and places to shop in and around Gachibowli, which is why the area draws working families. Since the project is finished, you can walk the approach road, see how the gate handles evening traffic, and ask residents how long their own commutes take.

Patel Smondo has four layouts, quoted as built-up area. The smallest home, a 2 BHK, is about 990 sq ft. Next comes a 2.5 BHK of roughly 1,120 sq ft, then two 3 BHK plans of roughly 1,400 sq ft and 1,435 sq ft. Carpet areas have not been published, so ask for the room sizes before you choose.

The prices are Rs. 74 Lakhs for the 2 BHK, Rs. 84 Lakhs for the 2.5 BHK, and Rs. 1.05 Crore and Rs. 1.07 Crore for the 3 BHK plans. Each comes to about Rs. 7,500 per sq ft. Because the homes are finished, floor, facing and the state of each flat will shape the final figure.

No GST is due on a home that already holds its occupancy certificate. You still pay stamp duty and registration on the full value. Ask the seller for a written breakdown covering:

• Price and the area it is quoted on
• Car parking bays included
• Maintenance deposit and any pending dues
• Transfer fee charged by the residents' association
• Stamp duty and registration
• Fittings or fixtures left in the flat

Patel Smondo does not yet show a published RERA registration number. You can search for it on the TS-RERA website and ask PBSR Patel Realty whether one was issued. With the towers finished, the completion papers and the title chain are what protect you.

Before you sign, collect:

• The occupancy certificate for the tower your flat is in
• The sanctioned building plan showing the unit
• The seller's registered sale deed, and earlier deeds if it is a resale
• An encumbrance certificate for recent years
• Property tax receipts in the seller's name
• A no-dues letter from the residents' association

If you buy directly from the developer, the same list applies, with the developer's title papers in place of a previous owner's deed. After registration, take the sale deed in your name and move the property tax record and electricity connection across. Keep the receipts for every payment in one file.

Patel Smondo has three 15-floor towers on 4.1 acres, holding 372 homes. That is a moderate community, big enough to support a full clubhouse but small enough that neighbours can get to know one another. The developer has not published how much of the land is open, but because the project is finished, you can see the gardens and courts for yourself.

A weekday could start on the jogging track or in the gymnasium, with a swim before work. The health centre is part of the plan, and the activity areas give younger residents somewhere to spend energy. Children also have a play area, while the outdoor courts suit a game after school.

On rainy afternoons, the games room fills in for the courts. In the evening, the club lounge is a place to meet neighbours, and the landscaped gardens make a pleasant walk. Birthdays and family functions go to the party area, and retail spaces within the campus should handle small errands. Ask the residents' association which facilities are open, how they are maintained and what the monthly charge covers.
