Peninsula Park Elite

Peninsula Park Elite stands on Sarjapura Road, under the Sarjapura postal area, pincode 562125. Sarjapura Road is a residential corridor on the south-eastern side of the city, much of it built up by families working in the nearby technology offices.

For most residents, the commute is the question. The Outer Ring Road offices and Electronic City can both be reached by road from here. The developer has not published distances or journey times to either, or to any school, hospital or station, so we do not quote them.

Schools, hospitals and shops are found along Sarjapura Road itself. Before you commit, drive from the gate to your office at your usual hour and time the return in the evening. If you have children, find the school you would use and time that run as well. Check where the nearest hospital is and how long it takes to reach at night. With the full street address not published, ask the developer for the exact location and a map pin before your visit, so you can plan the drive properly.

Peninsula Park Elite has three bedrooms in every plan. The single-level home, about 1,000 sq ft, is priced from Rs. 81 Lakhs, or about Rs. 8,100 per sq ft. The duplexes come in about 1,580 sq ft (from Rs. 1.25 Crore), 2,070 sq ft (Rs. 1.63 Crore), 2,400 sq ft (Rs. 1.96 Crore), 2,800 sq ft (Rs. 2.31 Crore) and 3,100 sq ft (Rs. 2.54 Crore).

These are built-up areas; carpet areas have not been published. If the homes are villas, also ask for the plot area and the undivided share of land, since land often decides resale value more than floor area.

A finished home with its occupancy certificate carries no GST. Stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Plot area and land share, if the home is a villa
• Car parking and whether it is covered
• The cost of inverter batteries, which buyers supply
• Clubhouse fee and maintenance deposit
• Stamp duty and registration on the full value

Peninsula Park Elite has no RERA registration number published by the developer. Ask Peninsula Infra for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry will show the approved plan and whether the project is registered as villas or apartments, which settles the question of what you are buying.

For a completed home, ask for:

• The occupancy certificate or completion certificate
• The approved layout and building plan showing your home
• Title deeds and an encumbrance certificate for the 8-acre site
• Land conversion order for residential use
• Khata for the home once it is created
• A draft sale deed with plot area, built-up area and land share

A finished home is registered on a sale deed, not an agreement for sale. Read the draft before the registration date. After registration, apply for the khata in your name and move the electricity account. If you are buying from an earlier owner, add the seller's deed, a tax receipt and a no-dues letter from the association.

Peninsula Park Elite spreads 400 homes across 8 acres, with a clubhouse, a pool and sports courts set inside the community for everyone to use. A compound wall with fencing runs round the site. The developer has not published the share of open space, so ask for the site plan and check how far your home is from the gate and the clubhouse. Images you are shown are as planned by the developer; since the project is built, walk the grounds instead.

A weekday could begin on the jogging trail through the landscaped gardens, or with laps in the swimming pool. The gymnasium covers the rest of your workout, and the active sports courts come into their own in the evening. Children have a play area and an activity area, and the indoor games room is the fallback on a rainy afternoon.

At weekends, the amphitheatre can host a show and the multipurpose hall a birthday or a meeting of the residents' group. Retail spaces within the community can save a drive for small errands; ask which shops are open. Because some homes have been handed over since 2023, ask the association how the facilities are run and what the monthly charge covers.
