Poulomi Palazzo stands in Kokapet, pincode 500075, in west Hyderabad. Homes have been going up fast in this area, largely because the big office districts of the city are close. For many buyers here, the office is a short drive rather than a trek across town.

You can drive to Gachibowli or into the Financial District. For longer trips, the ORR runs near Kokapet and takes you round to the rest of Hyderabad. The developer has not published distances or travel times, so we do not quote any. Drive your own routes at the hours you would travel, and note how long it takes to join the ring road from the site.

For daily life, you will find schools, hospitals and shops in and around Kokapet. A growing area still has construction traffic and roads being widened, so walk the approach to the plot and see what surrounds it. Ask what is planned on the land next door, since a neighbouring tower could change the view you are paying for.

Poulomi Palazzo gives you a choice between two 4 BHK plans. One is about 6,225 sq ft; the other about 8,100 sq ft, which leaves room for a home office or a guest suite. These are built-up figures, and carpet areas have not been published, so ask for them along with room sizes.

The smaller home starts at Rs. 7.57 Crore, about Rs. 12,200 per sq ft, and the larger at Rs. 9.80 Crore, about Rs. 12,100 per sq ft. In towers of up to 55 floors, the floor you pick and the view it gives will lift these opening prices, so ask for the rate on your chosen level.

As the homes are under construction, GST is charged on top, together with stamp duty and registration. Ask for a cost sheet listing:

• Base rate and the area it is charged on
• Floor-rise and view premiums
• Car parking bays and their charge
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration
• Payment stages tied to construction

Poulomi Palazzo has no RERA registration number published by Poulomi Estates yet. Ask for it and check it on the TS-RERA website before you pay a booking amount. The entry shows the declared completion date and the sanctioned plan, which should match the 2028 promise and the number of floors you are told about.

At this stage, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the 4.6 acres
• The sanctioned building plan, including the approved height
• Fire and airport height clearances for a tower of this size
• A draft agreement for sale with the handover date and delay penalty

Tall towers need more approvals than mid-rise blocks, so do not skip the height and fire papers. At handover, collect the occupancy certificate for your tower, the registered sale deed and the property tax assessment in your name.

Poulomi Palazzo has three towers rising as high as 55 floors on 4.6 acres, with 145 homes in all. That is very few families for a campus of this size, so the shared spaces should rarely feel crowded. The developer has not published how much of the land stays open; ask for the site plan. Images you are shown are renders, as planned by the developer.

A day here could begin in the gymnasium or fitness centre, or with aerobics and meditation in their own spaces. The jogging track and the sports courts cover outdoor exercise. Later, the spa, sauna and jacuzzi offer a way to unwind, and the indoor games room keeps children busy on hot afternoons.

The rooftop infinity pool, placed high above the city, is the setting most buyers will picture. Evenings could bring a show at the amphitheatre or open-air theatre, or a walk through the landscaped gardens. Larger family events fit the banquet hall and the party area, and retail spaces inside the campus cover quick needs. Ask which facilities are in the luxe clubhouse and when each will open.
