Prestige Boulevard

Prestige Boulevard stands in Dodsworth Layout in Whitefield, pincode 560066, reached along a private road that also serves Prestige Bougainvillea. Whitefield is long past its village days, and schools, hospitals, shops and IT parks are all part of the area today. ITPB and Varthur can both be reached by road, but the developer has not published distances or travel times.

Because the flats are finished and occupied, you can try out daily life before paying. Drive to your office at the hour you usually leave, then make the return trip in the evening. Whitefield traffic changes a lot by the hour, so one visit at noon tells you little.

A small community of 144 homes means less traffic at the gate than in a large tower complex. Still, the approach through a private road is worth a look. Ask who maintains that road, whether it is shared with another community and how guests and delivery riders are let in. Walk the lane after dark, and speak to a resident or two about how they handle school runs and weekend shopping.

Prestige Boulevard was built in four plans, all quoted as built-up area. Two are 2 BHK flats, one of about 1,047 sq ft and a roomier one of about 1,159 sq ft. The other two are 3 BHK flats of about 1,638 and 1,645 sq ft, near-identical in size. Carpet areas have not been published, so ask the seller for them along with the approved plan.

All flats are sold out with the developer, and no current price list exists. The price is agreed with the owner, so check what similar flats in the same blocks have sold for recently. With only four floors, the premium for a higher floor is smaller than in a tower, but facing and privacy still matter. There is no GST on a finished resale. Stamp duty and registration apply.

Before agreeing a figure, ask the seller to confirm:

• The sale price and what fittings stay behind
• The parking bay that transfers with the flat
• Maintenance dues paid to the transfer date
• Any transfer fee charged by the association
• Any loan on the flat and its closure letter
• Stamp duty and registration at the guidance value

Prestige Boulevard has no RERA registration number published, and it is shown as approved by BBMP/BDA. You can search the Karnataka RERA website, rera.karnataka.gov.in, by project name. For a flat finished in 2019 and now on resale, the title and handover papers are what protect you.

Before paying an advance, ask the seller for:

• Their registered sale deed from Prestige Group
• The occupancy certificate for the block
• The sanctioned building plan showing the flat
• The khata in the seller's name and the latest tax receipt
• An encumbrance certificate covering the years since 2019
• A no-dues letter from the residents' association
• A loan closure letter, if the flat was bought on a loan

The address runs through a private road shared with another community. Ask your lawyer to check the access rights in the title papers, so the right to use that road passes to you. After registering a fresh sale deed in your name, apply for the khata transfer and move the power account.

Prestige Boulevard covers 2.54 acres with 9 blocks of 4 floors, holding 144 flats. That is a low-density plan for Whitefield, and the blocks stay close to the gardens rather than towering over them. The open-space share has not been published, so walk the grounds and judge it yourself.

A weekday here might begin on the joggers' track or with a yoga or aerobics session. The clubhouse has a gymnasium and a swimming pool, and a spa for slower days. Children use the play area and the landscaped garden, which is easy to keep an eye on in a community this size.

Evenings and weekends move indoors to the games room, with carrom, table tennis and billiards. The community hall takes birthdays and residents' meetings. Inside the flats, marble floors run through the living areas and bedrooms, and backup power covers the lifts, pumps and common areas. Since the community is complete, ask the association which facilities are well used, how they are maintained and what the monthly charge is.
