Prestige E-City Apartments stands off Jigani Road at Bommasandra, pincode 560099, in the Electronic City belt of south Bengaluru. For many buyers, that is the point. If you work in one of the Electronic City campuses, you could have a short daily trip rather than a long cross-city drive.

The developer has not published distances to offices, schools, hospitals or the airport. So judge the location by trying it. Drive from the site to your office on a weekday morning and time it, then do the evening trip too. If you have children, try the school run and find the nearest hospital and pharmacy.

Jigani Road carries a lot of traffic toward the industrial areas to the south. See how the approach to the gate works at rush hour, and whether it is easy to turn in and out. Because this is a new launch due at the end of 2027, the area around the site will change before you move in. What you see on your visit is the only firm picture you have. Treat talk of new roads or metro lines as unconfirmed until you see an official notice.

Prestige E-City Apartments has five plans on sale, with sizes quoted as built-up area. The one-bedroom home is about 650 sq ft from Rs. 70 Lakhs. The two-bedroom home is about 1,100 sq ft from Rs. 1.25 Crore. The three-bedroom plans are about 1,500 sq ft with two bathrooms from Rs. 1.50 Crore, about 1,700 sq ft with three from Rs. 1.90 Crore, and about 1,900 sq ft with a maid's room from Rs. 2.1 Crore.

At starting prices that is about Rs. 10,000 to Rs. 11,400 per sq ft. The 1,500 sq ft three-bedroom is the cheapest per sq ft, and the two-bedroom the dearest. Since this is an under-construction home, GST applies on top. Stamp duty and registration are payable too.

Ask for a cost sheet for your exact unit that lists:

• Base price, with built-up and carpet areas
• Floor-rise and facing charges
• Car park charge
• Clubhouse and maintenance deposit
• Any charge for backup power in the flat
• GST, stamp duty and registration
• The construction-linked payment schedule

Prestige E-City Apartments is still waiting for a RERA registration number to be published. Ask Prestige Group for it before you pay, then look up the entry on the Karnataka RERA website (rera.karnataka.gov.in). Do not book until the registration is confirmed.

At a new launch, the papers to see are about the land and the approved plan. Ask for:

• The RERA certificate and declared completion date
• Title deeds for the 6-acre site and an encumbrance certificate
• The land conversion order for residential use
• The sanctioned building plan for your tower
• A draft agreement for sale with the payment schedule and handover date

Read the clauses on delay, on changes to the plan, and on what the developer pays you if handover slips past December 2027. If you take a home loan, check that your bank has approved the project.

At handover, ask to see the occupancy certificate for your tower before you take the keys. Then register the sale deed and have the khata moved into your name.

Prestige E-City Apartments is planned as two towers of 24 floors on a 6-acre plot, with 400 households sharing the grounds below. Life will be vertical, with lifts and corridors, and the podium and gardens will be where you meet your neighbours. The share of land kept open has not been published, so ask for the site plan.

As planned by the developer, a weekday could start in the gym or the pool, or on the jogging track that loops the gardens. The yoga zone suits a quieter morning. Children have a play area, and there are several courts for sport after school. The indoor games zone helps in the monsoon, and a health centre is part of the plan. The multipurpose party area is there for birthdays and festivals. Small shops on site could save you a drive for daily items.

Since none of this is built yet, ask what will be finished when you get your keys. Clubhouses and shops often open later than the towers. Check where the pool and courts will go relative to your tower. Renders you see show the developer's plans and can change before handover.
