Prestige Elm Park

Prestige Elm Park stands on Atrium Road in Channasandra, pincode 560067, in the Whitefield area of east Bengaluru. Whitefield is an established suburb built around its tech parks, with schools, hospitals and shops already in place.

The developer has not published distances to offices, schools, hospitals or the airport. So judge the location by trying it for yourself. Drive from the gate to your workplace on a weekday morning and time it, then make the trip home in the evening. If you have children, do the school run and see how long it takes. Find the nearest hospital and pharmacy too.

Whitefield traffic is heavy at peak hours, so the difference between a good and a bad route matters. Look at how the approach road to the towers handles cars at busy times, and whether it is easy to turn in and out. Visit after dark as well, to see how lit and busy the road is. With three towers, ask which one is closest to the road. The quieter blocks may be those set back from the gate.

Prestige Elm Park is sold out in every home, so this section covers what was built and what to check on a resale. There were two plans, both with a maid's room and toilet. The three-bedroom home is about 2,004 sq ft and the four-bedroom home about 2,488 sq ft, both quoted as built-up area.

No developer price applies now. The owner sets the asking price, so compare it with recent sales of the same plan in the three towers. Adjust for floor, facing and the state of the flat.

A finished flat with an occupancy certificate carries no GST. Stamp duty and registration are payable on the sale deed. Before you agree a price, check:

• The flat's built-up and carpet areas on the approved plan
• The seller's registered sale deed and the khata in their name
• An encumbrance certificate showing no loan or claim
• Car park allotment in the seller's name
• A no-dues letter for maintenance and utilities
• Any extra paid for DG backup to the flat, and whether it transfers
• The association's transfer fee and deposit

Prestige Elm Park does not carry a published RERA number. Ask the seller or Prestige Group for it and search the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the approved plan and the date the developer declared for completion.

Because you will buy from an owner, the seller's papers matter as much as the developer's. Request copies of:

• The occupancy certificate for the tower
• The sanctioned building plan, with the flat marked
• The seller's registered sale deed
• Khata in the seller's name and the latest property tax receipt
• An encumbrance certificate for the flat
• A no-dues letter from the owners' association

Handover only began in August 2026, so some owners may still be waiting for their khata. Do not pay the full price until it is in the seller's name. If the seller has a home loan, the bank must release the original papers when you pay. After your sale deed is registered, move the khata into your name and pay the next tax yourself.

Prestige Elm Park has three towers of 11 floors around a set of gardens on nearly 4 acres, with 192 households sharing them. That is fewer people and lower buildings than many projects in Whitefield. The share of land left open has not been published, so walk the grounds and judge it for yourself.

A day could begin with a swim or a session in the gym. Children can use the jogging and skating track, the play area and the sports courts. The indoor games room is there for rainy days. In the evening, the landscaped gardens make for an easy walk, and the party lawn and amphitheatre host birthdays and festivals. A few shops on site can handle small daily needs, and the clubhouse is the place to meet other residents.

Since the towers are complete, you can see all of this as built, not as the developer's plans once showed. Check whether the pool, courts and clubhouse are open and working, since some facilities in a new building open late. Ask what the maintenance charge is and what it covers. Look at which tower faces the gardens and which faces the boundary.
