Prestige Evergreen

Prestige Evergreen stands on Whitefield Main Road, also known as SH 35, at Varthur, pincode 560066. This is the Whitefield side of east Bengaluru, an area built around its tech parks, with schools, hospitals and shops already in place. The main road is your link to all of them.

The developer has not published distances to offices, schools, hospitals or the airport. So judge the location by testing it. Drive from the site to your office on a weekday morning and time it, then make the evening trip home. If you have children, try the school run and find the nearest hospital.

Traffic on Whitefield Main Road and around Varthur can be heavy at peak hours. See how the approach to the gate works when the road is busy. On a 27-acre site, the distance from your tower to the gate also matters. A tower at the back will be quieter but a longer walk from the road. Since handover is years away, treat any promised roads or metro links as unconfirmed until you see an official notice. What you find on your visit today is the firm picture.

Prestige Evergreen has seven plans on sale, with sizes quoted as built-up area. The two-bedroom home is about 1,174 sq ft from Rs. 1.70 Crore. Three-bedroom homes come as about 1,461 sq ft (two bathrooms) from Rs. 2.12 Crore, about 1,647 sq ft from Rs. 2.33 Crore and about 1,884 sq ft from Rs. 2.64 Crore. A version with a study, about 1,991 sq ft, starts at Rs. 2.81 Crore. Four-bedroom homes are about 2,271 sq ft from Rs. 3.21 Crore and about 2,492 sq ft from Rs. 3.47 Crore.

That is about Rs. 13,900 to Rs. 14,500 per sq ft at starting prices. As an under-construction home, GST applies on top. Stamp duty and registration are payable as well.

Ask for a cost sheet for your exact unit that lists:

• Base price, with built-up and carpet areas
• Floor-rise and facing charges
• Car park charge
• Clubhouse and maintenance deposit
• Charge for full DG backup to the flat, which is extra
• GST, stamp duty and registration
• The construction-linked payment schedule

Prestige Evergreen shows no published RERA registration number. Ask Prestige Group for it before you pay, and look it up on the Karnataka RERA website (rera.karnataka.gov.in). With 14 towers, the project may be registered in phases. Check that the entry covers your tower and read its declared completion date.

While the towers are going up, the documents to ask for are about the land and the plan:

• The RERA certificate for your phase
• Title deeds for the 27-acre site and an encumbrance certificate
• The land conversion order for residential use
• The sanctioned building plan for your tower
• A draft agreement for sale with the payment schedule and handover date

Read the clauses on delay and on changes to the plan with care. A handover date of June 2030 onwards leaves room for both. If you take a loan, confirm that your bank has approved the project.

At handover, ask to see the occupancy certificate for your tower before you take the keys. Then register the sale deed and move the khata into your name.

Prestige Evergreen spreads 14 towers of 19 floors across 27 acres, with 2,000 households and a 100,000 sq ft clubhouse at the centre. As planned by the developer, most of daily life could happen without leaving the gate. The share of land kept open has not been published, so ask for the site plan.

A morning could begin in the gym, at an aerobics or yoga class, or on the jogging and cycling tracks. Younger children can spend the day at the creche, and older ones at the play area and sports courts. There are three swimming pools, one heated for cooler months. The pet park gives dog owners a place to go. In the evening you might visit the spa and salon, catch a film in the mini theatre or eat at the cafe. Shops on site, a party area and large gardens complete the picture.

None of this is built yet. Ask which facilities will be open when your tower is handed over, since clubhouses often come later. Check how far your tower is from the clubhouse. Renders show the plan and may change.
