Prestige Finsbury Park

Prestige Finsbury Park stands at Aerospace Park, Gummanahalli, in the Bagalur KIADB area close to Shell Technologies, pincode 562149. That places you in a planned aerospace and industrial zone on the northern fringe of Bengaluru. It feels different from an older residential suburb, with offices and industrial land as your neighbours.

If you work in the same zone, that can make for a short daily trip. If your office is in the city centre or on the other side of town, you should expect a longer drive. The developer has not published distances or travel times, so we do not quote any.

Test the location yourself before you commit. Drive from the gate to your workplace at your usual start time, and return in the evening peak. Check where the nearest schools, clinics and grocery shops are for your family, and how long each trip takes. Look at the roads into the campus at shift-change hours too, since a zone like this can be busy at particular times. A weekend visit shows you how lively the area is when offices are shut.

Prestige Finsbury Park has homes in two series, all quoted as built-up area. Hyde is the two-bedroom home of about 955 sq ft. Regent covers the three-bedroom homes: about 1,224 and 1,277 sq ft with two bathrooms, and about 1,431, 1,473 and 1,562 sq ft with three bathrooms. Carpet areas have not been published, so ask each seller for them.

All six layouts are sold out with the developer, so there is no builder price list. You will agree a price with an owner, and resale values follow the market. Compare flats of the same series and bathroom count, and get a bank valuation if you are taking a loan.

The project is complete, so no GST applies on a resale. Stamp duty and registration are payable on the sale value. Before agreeing a figure, ask the seller to confirm in writing:

• The agreed price and what it includes
• Parking bays allotted to the flat
• Fittings or furniture being left behind
• Maintenance paid up, with a no-dues letter
• Deposits or corpus fund that transfer to you
• Stamp duty and registration on the full value

Prestige Finsbury Park does not yet show a published RERA registration number. Ask the seller or Prestige Group for it and search the Karnataka RERA website at rera.karnataka.gov.in. On a resale in a completed building, the documents below carry the most weight.

Collect copies from the seller early, and have a property lawyer check them before any token payment:

• Occupancy certificate for the tower
• Sanctioned building plan showing the flat
• Registered sale deed in the seller's name
• Khata in the seller's name with the latest tax receipt
• Encumbrance certificate for at least 13 years
• No-dues letter from the owners' association
• Bank closure letter if the flat has a home loan

Because the land is in a KIADB area, ask your lawyer to confirm how the title passed from KIADB to the developer and on to the first owner. The purchase completes with a fresh sale deed at the sub-registrar's office. Then transfer the khata into your name, and move the electricity account and association membership as well.

Prestige Finsbury Park covers 15 acres, with 12 towers of 20 floors holding 2,092 homes. The developer has not published an open-space share. Ask the seller to point out their tower on the site plan, and find out whether it holds Hyde or Regent homes, so you know which series you are comparing.

A morning here might start on the butterfly trail, which doubles as the jogging route, before a session in the gymnasium or a swim in the pool. The football and golf lawns and the outdoor courts give sporty residents room to play. Children have a dedicated play area close to home.

Later in the day, the community parks and cafes are the place to meet neighbours, and the landscaped gardens make for a quiet evening walk. The games room covers a wet afternoon, and the clubhouse, amphitheatre and party areas host celebrations. Retail spaces within the campus are planned for small daily needs. Ask the association about the maintenance charge, what it covers and whether every facility is running today.
